"Sale Pending (and Praying for Lending)"

"Sale Pending (and Praying for Lending)" is in quotes because it is one...a quote. It is a title of a finance post on ActiveRain by a California lender, Janet Guilbault.  Love the title.  Hate the idea that sellers anywhere can't breathe a sigh of relief until they are sitting at the closing table. 

"Sale Pending" means a buyer has put the property under contract (in contract... lots of ways to say the same thing...)

Janet wrote about lender guidelines changing: 

"Today, when a Realtor asks a mortgage broker this: "How long should the loan contingency be?", a mortgage broker just might say: "We can remove the contingency the day the loan closes."

Is it that bad in Central Ohio?  Can our lenders tell the buyer (their client) with any certainty that they are going to get the loan?  Does this have to do with mortgage brokers vs. mortgage company?

Writing about finance is my weakest category.  Discover Columbus Finance Category  I would love a local financial guest blogger. Cental Ohio lenders can you write?  It's more than posting something that your company or a service produces but it's NOT like writing a book...

If you are a Central Ohio lender and just want to share your rates, programs etc. something canned your company provides,  leave a comment on the Mortgage Open Mike with as much contact info as you feel comfortable leaving. Leaving the same info elsewhere on blogs may be considered comment spam but I want you to.  I'm asking for it.

Yeah, the sale pending is definitely only one piece of the puzzle.

If a buyer is pre-approved it should mean pre-approved.  Thanks for the comment.
