May. 13, 2007 - Home Inspectors are not licensed in Ohio

Previously on Columbus Best Blog which is now Discover Columbus .... Jan. 23, 2006 - How to pick a home inspector ... it's sad when links die... there is a dead link to the OAR (Ohio Association of REALTORS®) article about licensing home inspectors.  Seventeen months and still we don't have licensing of home inspectors in our state. 

As I recall the broken link is to a history of how long legislation of licensing of home inspectors had taken.

Most of the article is about not using a home inspector recommended by anyone in the housing industry... with the idea that there is a conflict of interest, if your real estate agent recommends a good inspector.  Maybe the reporter is caught back in the early 90's when everyone licensed to sell real estate in the transaction represented the seller...

of course the buyer was the home inspector client. 

It's a good thing when the home inspector kills the deal.  That seldom happens deals go down over buyers's remorse and jitters related to the inspection.. but it is a wonderful thing when a good inspector saves a consumer from making a mistake.

Licenseing of home inspectors needs more polishing and refinning  they need to cater to the needs of the home buyers and sellers and not be controled by the reality board . I belive that  certified home inspector is enough and that E &O insurance  need to be redefind and avordably priced to match that of a contractor and also be an option not a forced political policy .If the Inspector is doing his job right and working for his client not the realestate Agent.  He wont need so much coverage of Insurance Report what you see and find is my motto .  KJeeps me out of trouble.The standard of practice and code of ethics for home inspectors and Agents speak for them selves

Gee thanks for stopping by.   West must be making a day out of sharing his thougths  about licensing of home inspectors.  This comment is more professional and polished  AND a bit less hostile than the email he sent through ActiveRain earlier today (below .)  

Licensing of inspector is not going to be handled by "realty boards."  

I belong to the Columbus Board of Realtor, a trade organization that could be referred to as a "reallty board."  I am licensed by the state of Ohio.  I believe the proposed law is for home inspectors to be licensed by the state of Ohio.  Perhaps the proposed licensing is through the Division of Real Estate which is part of the Ohio Dept of Commerce handle the licensing of home inspectors, hardly a "realty board/" .

The Ohio Association of Realtors (a trade organization) supports legislation for home inspectors to be licensed.  I think the smoke screen for some home inspectors is that because OAR supports it they are trying to control home inspectors.

This entry  was posted back in May,  In  discussing the proposed legislation with some home inspectors they think the proposed legislation is not thorough enough.  To some the proposed legislation does not go far enough to protect consumers from people who are NOT qualified to inspect property.  

The Denny Wests of the world seem to have an issue that licensing would somehow make them answerable to real estate agents, I don't get that.  Smoke screen?

As a home inspector for North west Ohio I beleive that forcing Lisc requirements on home inspectors to be over rated .you dont need a Lisc. to build a home only a permitt . The requiremnet for lisc should be designed for every one in the realestate business, builders ,contractors, plumbers, Havc , ect.the insurance that realestate agents suggest a home inspector has is also over rated . A builder and or a contractor onkly needs Liability coverage . Not E & O coverage. point #3 If there is a lisc. law for Ohio it needs to be regulated by inspection standards and not by the reality boards . cause I know alot of Agents that think they know about home inspections when they dont. fees are not to be regulated they should be set by the inspectors as to the over head and training they need and to cover the cost that we have for maintaining our qualifacations . All appointments for inspections should be set up by the client and not by the agent , and final when the inspectors do the job they are supposed to be doing and report the true findings then there will be no problems.

No further response to West's ranting and raving.  I just deleted the email earlier today and wrote it  off as someone with issues but had to dig it out of the trash to see if  it was the same person.
