Kansas City Area Home Sale Statistics July 2009

A brief summary of home sales statistics for July, 2009, Kansas City area.  I've also included zip code 64113 and the Armour Hills subdivision.

Jackson County

Pending sales:  756, down from 972 one year ago.  11.65% down YTD.

Average sales price:  $137,086, up from $136,997 one year ago.

New listings are down 17.5% YTD,

Johnson County

Pending sales:  786, up from 712 one year ago.

Average sales price:  $243,639, down from $253,940 one year ago.

New listings up 2.8%, in July, down 13% YTD.

Zip code 64113 (the Brookside area)

23 homes sold in July, average list price $411,000*, average sales price $377,000*, with average days on market at 141.

Armour Hills subvision, 64113, Brookside

Three homes sold in July, average list price $224,000*, average sales price $203,000*, with average days on market at 97.

Commentary:  Johnson County homes weathering the slumping housing market much better than Jackson County.  The zip code 64113 stats are an average, with home prices ranging from $150K to over $1million.  To truly get a picture of 64113, you  to average sales within a 5 or 6 block area because of the wide difference in prices.  In Armour Hills, where prices generally run from $200K-$300K, the upper end of the market is difficult and the lower end is stronger--due to the affordability for first time home buyers.

Kansas City Area Home Sales Statistics February 2009

As we head into the busy spring buying season for homes, here are the stats for February 2009--all figures compared to same time one year ago.

Jackson County:

Pending Contracts:                621  down 19.77%

Average Sales Price:             $108,081, down 11.5%

New Listings:                          1284, down almost 21%

Johnson County:

Pending Contracts:                480, down 25%

Average Sales Price:             $238,133, down 2.67%

New Listings:                          998, up 1%

Ample use of the word 'down' in these stats, but know this:  fewer listings means the market will balance out, as there is not that much new product coming on the market to choose from. However, history shows us that March through June is the busy buying season, so thisi is the time for buyers and seller activity.  First time buyers are jumping into the market with the lower interest rates and the promise of the $8000 tax refund.

Kansas City Area Home Sales Third Quarter Comparison

Today's short entry is a comparison of sales for Jackson and Johnson Counties, in the Kansas CIty metropolitan area, for the first nine months of the year compared to preceeding years.

Johnson County, KS

Although overall  inventory is up over 36% from 2002-2008, home prices are up 17.3% over the past 7 years.  2008 is the first year Johnson County has seen a decrease in the average sales price --and by just 2.5%. This reflects higher inventory due to slower sales...but overall, average pricing for the county has not seen drastic reductions when you look at the past several years. 

Jackson County, MO

Inventory in Jackson County is up just over 90% from 2002.  Sales prices have dropped 8.3% from last year, 4.3% average since 2003.   Jackson County is experiencing a high number of foreclosures, which accounts for a higher depreciation in pricing and more inventory. Year to date, Jackson County's average home price has dropped 10%.

Commentary

Johnson County sales stay strong due to the excellent public school system, new shopping and amenities for homeowners, and good local city government services.  Jackson County numbers suffer from the reputation of the Kansas CIty school district, mismanaged City Hall spending (Kansas CIty) and lower priced homes in struggling neighborhoods.  With a fresh new President, the mood will change and housing activity will pick up in the first quarter of 2009 on both sides of the state line.
