I live in what in Nevada is called a Homeowners Association (HOA) or Common Interest Community (CIC)....HOA or CIC's are governed by a separate set of CCR's, Rules and Regulations, and Bylaws...drafted just for that community. Yesterday I put a couple of political signs in my front yard....lo and behold, this morning I received a phone call from the association manager telling me that the signs cannot be there. I "knew" differently....and said I understood that flags and political signs were exempt from any restrictions, per state law. We agreed to both check into it and here is what I found out....in Nevada... 1. The executive board shall not and the governing documents must not prohibit a unit’s owner or an occupant of a unit from exhibiting a political sign within such physical portion of the common-interest community as that owner or occupant has a right to occupy and use exclusively if the political sign is not larger than 24 inches by 36 inches. 2. The provisions of this section establish the minimum rights of a unit’s owner or an occupant of a unit to exhibit a political sign. The provisions of this section do not preempt any provisions of the governing documents that provide greater rights and do not require the governing documents or the executive board to impose any restrictions on the exhibition of political signs other than those established by other provisions of law. 3. As used in this section, “political sign” means a sign that expresses support for or opposition to a candidate, political party or ballot question. So, if you live in an HOA or CIC, or even if you don't....support your political canididate....call your political party's office and ask if you can come down and pick up a sign....while you're there.....volunteer some time....an hour or two is all they need from each registered voter. { 0 comments } { add comment } { Permanent Link }

Recently I started dong some work for the NV Republican Party at their offices here in Las Vegas. If you've have a free hour or two once in awhile give your party's headquarters a call and volunteer your time. As we prepare for the upcoming election we want to encourage people to get out and vote! It is important that you make your views known, whether you be Democratic, Republican, Independent or one of the smaller parties. Every vote counts, YOUR vote DOES count. Nevada's elections are scheduled for November 7....early voting will be available a week prior. Important decisions this election period are Governer, Senator and Congressman.....issues involve the war on teror, immigration, taxes and education. Should the United States be in Iraq or shouldn't they? How does the majority feel about same-sex marriage? And many, many other issues. Let your views be know! I had the opportunity this past summer to visit the capitol building in Washington DC....to take a tour of the building and to see how things are ran on a first hand basis. It was an awesome opportunity....if you've not done it give it a try. Las Vegas Property ValuesPosted at 9:43 AM, Sep. 21, 2006The below graphs, provided by fellow Realtor from norther Virginia, show how much real estate has increased over the last 5 years! As you can see in graph one Neveda values have gone up over 100% during that time period....although not #1 in property values an investment in a home here is not a bad investment. Jobs are available too....nurses are always needed, the school district is still looking for 400+ employees for the 2006-2007 school year, I met two people last week who recently moveved to Las Vegas because of a job offer by NV Power Company, and the list goes on. People are still moving here in by the 1000's. An estimated 5,000 to 6,000 people move to Las Vegas every month. The population of Clark County NV is currently a little over 1.5 million....when I moved here in 1998 the population was about 750,000! After a very robust seller's market a couple years ago it has calmed down a lot and is a real buyer's market out there! There are currently, per the Greater Las Vegas Association of Realtors MLS, over 33,500 listings available for sale. There is no better time than now to purchase! I have a Relocation package that includes demographics, phone numbers, Las Vegas profile, maps, history of Las Vegas, utility information, etc. If you would like a copy of it please let me know by e-mailing me at Mary@MaryW.com.
