Foreclosures in Las Vegas

The other night on the news they were talking about how percentage-wise Las Vegas has a large amount of foreclosures and leads the nation in foreclosures.  It's all doom and gloom, according the the media.  I received this from my lender this morning...

 

Here is a point that you might find interesting to know the truth.  The Foreclosure rate in the state of Nevada through 2006 is .45% & the national average is .99%*.  In other words, our foreclosure rate is actually less than half of the rest of the Nation.  The fact that our foreclosure rate is "up 200% from last year" is really negligible.  That just means that our rate a year ago was REALLY LOW.  Interesting how the media can make you believe something huh?  *Source: Mortgage Bankers Association

Flag Day 2007

As I left the house this morning I noticed little flags planted in the ground at the edge of all the lawns up and down the street.  My complex, Braewood Heritage Square, sets these little flags out on many of the holidays during the year...I'm thinking "hmm, this isn't the 4th of July, this isn't Veterans day, this isn't Memorial Day, I wonder why the flags are out today"...then it dawned on me...today is a one of those 'minor holidays'....it's Flag Day!  What a beautiful jester this is to to honor our flag in this way.  How sad it is that June 14th means nothing to us anymore.  

On June 14, 1777 the Second Continental Congress adopted the flag of the United States.  On 1916 President Woodrow Wilson issued a proclamation making June 14 Flag Day.  Flag Day is not a national holday but in some states it is a state holiday...hurrah for those states for making it a holiday!

Las Vegas - The Last Hurrah Before Summer

 As summer quickly approaches (2 weeks from tomorrow) Las Vegas has already felt a taste of what's to come...the temperatures the last week have broken the 100 degree mark, although just barely...but it's a sign of what's to be this summer.  Yesterday...we started the ‘cool down' that the weather people here often talk about... a high in the mid-90's, but very strong winds helped make it seem a little bit cooler.  This morning I woke up at 7 a.m. to 65 degrees...it's BEAUTIFUL outside...this is what Las Vegas is all about!  Our high today is expected to be in the low to mid 80's.  According to my friend the weatherman, Brian Scofield on channel 13, it should stay this way through the end of the week and then the warm up will begin again.  God is so good to have given us this little reprieve before we get full force into summer!

Verge

  • VERGE is a 9 story condominium/loft mid-rise community located in the downtown area (downtown is currently undergoing a $14 billion dollar renovation);
  • VERGE is a mixed use community with a commercial/retail component on the ground floor (gourmet grocery store, coffee shop, wine shop and other retail space) and residences on the upper floors;
  • Amenities will include an on-site grocery, 10,000 square foot fitness center with locker rooms and saunas, rooftop restaurant, 2 pools (one resort style pool and one lap pool), pet playground, racquetball courts, group training room for yoga-pilates, 20 seat theater room, owners’ lounge and much more!
  • There are 39 floor plans to choose from including studios, 1, 2 and 3 bedroom condominium homes, 2 story lofts and penthouses;
  • Sizes range from approximately 600 - 3900 square feet;
  • Prices range from $149,900 to approximately 2 million (with 60% of the residences priced under $400,000);
  • There are a total of 296 residences.

We will begin construction this summer and estimate the buildout time to be approximately 20 months (we anticipate closing escrow by the end of 2008).  The General Contractor for the job is Building Consensus and the construction financing is in place with Fremont Bank. 

We began accepting reservations on 3/19/07 with only a $2,000 fully refundable deposit required!  The buyers who reserve early will only be required to put down a 5% earnest money deposit at contract!  Other benefits include first release of information from the developer, a better selection opportunity when you pick your home at the Selection Event (being held 6/2/07) and pre-construction pricing.

Clark County Recorders Office

Anyone involved in a real estate transaction in Las Vegas or Clark County NV knows that the county recorders offices is an integral place...once the home has been purchased or sold a deed needs to be filed and this is done through the recorders office. 

Recently five million dollars was granted to be used to revamp the Clark County NV county recorder's office.  From new computers complete with new scanners, monitors, and printers to an automated queuing system (which will assign a number to people as they come in).  Also, planned are two satellite offices, in Henderson and the northwest.

The most looked forward to update will be E-Recording.  This will allow for customers to use their office or personal computer to file on line.  Now instead of waiting up to 24 hours for 'confirmation on recording' that confirmation will come instantaneously.  This is exciting for buyers and sellers and it will make that last day before moving less stressful and will provide the keys to the buyer earlier.

The revamping has started and is expected to be completed by late 2007.
