Marketing on Craigslist

The internet is a big place. Its HUGE! But amazingly enough most of the internet is not regularly visited by folks surfing the web. It is the big name web sites which garner the most attention and visitors. That is why so many of these online real estate  listing sites are completely ineffective. They just don't have the notoriety to effectively draw in users. 

So many real estate professional spend a ton of money and a ton of time trying to plaster their real estate properties on every site they can think of, when in reality only a few are worthwhile.  I am reminded of the 80/20 rule. 80% of the results are a product of 20% of the work. You can spend your time trying to saturate the entire online marketplace with your ads, but most of the ads will never be seen despite your high hopes and hours of work.

In my opinion, aside from the MLS, Craigslist is the most effective tool on the internet for marketing your property and generating leads. More and more people are turning to Craigslist whenever they are searching for whatever it is they need, and that includes real estate. The only problem with Craigslist is that ads are pushed down on the results page by newer ads. After a short while they ads are no longer on the first results page, which means they may as well not exist at all.

While working at a real estate office I became a huge fan of using Craigslist to market our properties. The only problem was that the office was so busy I only had time to post our listings about once a week. It pained me to think about all the potential leads we were losing simply because we could not dedicate enough time to posting our ads on Craigslist. That is why I started Market Postings, a company dedicated to posting real estate ads on Craigslist on behalf of real estate professionals. If you feel that you can continually post all of your properties on Craigslist on a regular basis then go for it.
