Pelican Bay September 10, 2008 Statistics & Ike

 

While Ike has been stirring up the Gulf the past few days,

I have been busy calculating the statistics for Pelican Bay's low rises, mid rises and high rises.  Folks, there is good and not so good news for Pelican Bay's buyers and sellers.

LOW RISE STATISTICS good news is that the stats from January 1, 2008 - September 10, 2008 show that we now have a 14 month inventory of low rises, which is an improvement over our inventory of June 2008.  A normal inventory is said to be 6 months.  The other good news is that the percentage of expired listings is now at 59% versus the 71% YTD 2007 figure.

The not so good news is that prices have dropped a bit from the average 2007 YTD figures.  Of the 51 closed sales since January, 27 of these sales were 3 bedroom units with an average sales price of $561,093.00 taking 216 days to close.

MID RISE STATISTICS show that there is a 12 month supply of inventory.  The good new for mid rises is that since the 2007 YTD figures, mid rises show a slight increase in average sales price.

HIGH RISE STATISTICS have some great news because they show a 8 month supply of high rise product AND an increase from the 2007 YTD figures.  32 of the 63 closed sales since the beginning of 2008 have been between $1,000,000.00 - $2,999,999.00.  22 of the 63 closed sales have been under $999,999.00.  I'd say if you were thinking about owing a high rise in Pelican Bay, you should have already made a decision to buy.

Those of you who live in Pelican Bay know what a unique home we have.  Here's some photos I snapped of the beach at the Sandpiper waiting for Hurricane Ike.  I have also inserted some wildlife photos taken in Pelican Bay.  Enjoy!

While being able to walk to the beach in Pelican Bay is a great plus for the community, being able to see wildlife while you walk is a true joy. Watching this family of Moor Hens cross the berm was a treat.
