Looking at homes for sale in Los Gatos? I've compiled a bunch of searches of Los Gatos real estate for sale by price (see a list of homes) and by area (view sections of Los Gatos by map with house icons you can roll over with your mouse to get more details). None of these requires registration.
The first list is broken down by price point for the whole town (sorry, it's not separated by school district, acreage, home size etc. - just price).
The second is a map view of the town's homes on the market. Some areas are fairly large and some are just a particular (popular) subdivision, such as Surrey Farms.
If you are looking at Los Gatos homes for sale online, you've probably noticed that some sites require registration and some don't, and you probably assumed that the information is equally in depth for both. They're actually not the same, though they're close. The more in-depth info can be provided only if someone's registered (it's a legal thing, believe it or not). I believe that school districts are omitted on the non-registered sites, for instance.
I don't like to register to get information and I presume that most of my readers don't, either. So I do have a great variety of ways you can browse homes for sale on my sites, but also do include the sign-in type which delivers info to your email box as it happens. If you want the more detailed info, you can either ask to save your search from one of the above map searches or price searches, or you can go to PopeHandy.com and register for the Private MLS Search.
Thanks! That's a great question and I probably should do a post on that topic because I'm sure you're not the only one wondering about it. I'll answer you here but at some point will do a more complete answer in a post of its own.
Some people prefer one or the other (county vs "in town"). Sometimes it depends on what they hope to do with their property.
With a home "in the town", the residents enjoy town services, such as police, and get to vote in town. (They don't pay to park at Oak Meadow Park - not a huge perk, but just as an example.)
With a home "in the county", the residents cannot vote in the town and I believe they are serviced by the sheriff rather than the LG-MS Police (but I may be wrong - in some county pockets, the sheriff's office may pay to have the more local police respond instead).
If a homeowner wants to remodel, expand, or build new, he or she may prefer being in the county because there is (supposedly) more flexibility in what's permitted than in town. On the other hand, some may prefer to be in town so that they don't end up next to a monster home or something that wouldn't have been permitted in town.
In Los Gatos, the 95030 and 95032 pockets that are county will be served by the same schools as those in town. In the mountains (95033) there's a different school district - very highly regarded - but they also share Los Gatos High.
In terms of appearance, it's hard to tell the difference between "in town" and county. One clue may be the length of the house number (3 digits is always "in town" and 5 either is county or used to be county - some of those are now in town - and 4 digits usually means is NOT Los Gatos but simply has a Los Gatos mailing address).
Another clue may be where the street hits the front property line. If there are sidewalks, curbs and gutters, it's either in town or it's one of the neighboring towns (Campbell or San Jose) with a LG mailing address. If it's a "soft curb" with or without a gutter it is probably county (or was before being taken into the town).
