"I think I made an e-Pro mistake again!!

I joined Top Producers, Top Marketing program.  They charge you for each
lead.  Has anyone had any experience with this program...and if so was it
successful for you.  I pay about $30 per lead and so far I have not been
able to turn any of them into transactions.  I have only had about
7 so far but really don't want to continue with this unless someone out
there has found it to be a benefit.
Any help would be greatly appreciated.

In regard to Matt Zimmerman's question about Top Producers lead program
which is included below, here is my experience with the program. I joined it
in the beta testing stage and did it for about six months. When I first
signed up I did a few market reports or whatever they called them. I would
go to e-mail them and they would come back as not a real address. I then
decided to do test e-mails first, and then would follow-up with the market
report. After doing it for six months I found many of the CMA requests were
buyers who were looking at FSBOS. I got very suspicious as they said they
were the owner, however when I brought up the tax records their name was not
on the deed. I would then call them and found out that they were looking at
the FSBO and that there is no way they would deal with a Realtor. One was
using the husbands father as a Realtor, but the wife did not think her
father-in-law knew what he was doing so requested the CMA. I called and her
husband was irate that his wife did not trust his father. All the rest were
people just interested in the value of their home. Not a single lead had any
plans of selling for many years. I have done follow-up e-mails and calls on
the ones that have allowed it, but a year later never any business. When Top
Producer went to charging I said no and they gave me an extra month saying
that they have now perfected the system and I would definitely get a seller
within the month. When the month was over I canceled.

With any of the lead generation companies I always think if these companies
are as great as they say, then why are they always trying to find an
exclusive agent for the area. If you could truly get this many valuable
leads nobody would ever give up the area they own.

I also did the beta-testing and purchased leads for about 4 months after.  It was my impression, like Jeff Launiere's, that alot of people were just playing around and nothing much ever came about from the leads. I found that some people were just curious...some had even just purchased a property and alot of incorrect phone, e-mail and contact information.  There were a couple of leads that several realtors had responded to which led me to believe that the leads were being given to multiple agents...therefore, I resigned from the program. My experience on with Top Producer has been similar to that of others, but I will say this about Top Producer, the refunded the money I paid to them.  Below you will find a copy of one lead I received, and the subsequent email I sent Mr Darren Mantle of Top Marketer.  I will try to find his response to share it with you.  Others like House Values and Agent Connect seem to think that they can just commit highway robbery, and continue to exist.  My suggestion to all agents who have had similar experience is to file a complaint with the Federal Trade Commission at http://www.ftc.gov .  The FTC does contact these companies, and the process does work.  I am also contacting NAR, to get them to address this issue.  NAR is the biggest lobbying group on Capitol Hill, and we are their constituency.  We need them to address this issue on our behalf.  : Email 1 - To Darren Mantle -----Original Message-----

Unfortunately, the leads that you are sending me are not working out.  Of the five leads you sent me over the past two weeks, the ones I have been able to contact, already have Realtors they are working with.  The others downright lied about the information provided, or they were just playing around.

I just wonder if the the battery of questions you are asking on your website could be improved, to where you could better identify legitimate prospects.  

Here are some questions you may consider adding:

1.  Are you currently working with a realtor?  If so, do you have a written agreement with him?
2.  If you are the owner of the house in question, are you interested in a Comparative Market Analysis (CMA) for the purpose of selling, or refinancing?
3.  What is your full name, email, address and phone number?  What is your preferred method of contact, if you would like to have a Real Estate Broker contact you?  

Additionally, I think you should provide each individual who go to you website, a way out.  This is to ensure that they do not feel the need to provide erroneous information.   Here are two names you sent me, Joe Blough and Sally May.  Now, it is obvious that these individuals did not want to give their information...what led them to give a wrong name?

I hope you will consider my input.  After it's all said and done, I will enroll into your program again.
