I tried them and just found the process cumbersome. I really think with the Internet as a primary tool that offers visuals as well as info --Talking House is old technology. It might be a good listing tool if others aren't using it but I don't think it is worth the time or money.

I have used talking house on properties for the last year -- I think it is
very effective for the drive-by looker - If there is a caveat it would be
set up and message construction - you will need to place it in a front area
of the listing and if possible up on the 2nd floor -- for better
transmission - but basically if you can set up an answering machine and
record a voice mail this tool can be effective.
Your message should be informative and upbeat (DUH!) You can actually have 2
messages playing - offer the 2nd message to a good loan officer that you
work with - If he or she is willing to rent your "commercial air time" for
say $50 a month, on 1 talking house, that will cover the $39.00 per month
lease on 3 talking houses - you do the math!
Another thing I think is effective is using Solar Flood lights on your FOR
SALE signs - it extends the time your signs can be read- I've actually
received messages from lookers at 3:00am because of the lights-- very
reasonable at Home Depot or Lowes - What could it hurt?
The bottom line is you can't catch any fish unless your lure is in the
water- so if you have a talking house- in a box- in your basement, don't
expect to catch much.

I bought their system a fews year ago. I thought it was a good idea. I
put the Talking House sign in my yard and recorded a message about what it
could do so the neighbors would see it (just marketing) anyway, no one
listened to it, they all thought I was moving. So I didn't give it much
of a try, and I also thought it was too much extra work for me to do.
Just my opinion of it. I see others realtors in my area using it, not too
many though. If you want more information just email me.

Does anyone have any experience using talking house for their listings? They have a 90 day free trial. For those that don't know what this is, it's a transmitter you place in your listings that broadcast a message about the property 24 hours a day on an AM frequency. Please share any info.

I've used the Talking House transmitters for approx. two years and known throughout the area as "That Talking House Guy." No kidding. Folks do listen to those transmissions and remember your name.
The key, just like any system, is to utilize them. Read the instructions on how to use them. Don't give up after a day or two. Use them for the complete 90 days. Record a message entice people to call you and monitor those calls. Only you can decide if they work for you.

I tried it - didn't produce a single call - sent it back before the 90 day trial and they gladly refunded my money.
Now, to be fair, let me be clear about how I used it. I had it on 2 listings for 60 days (no calls). Sellers did say they saw people stopping and listening. I tried it in expired marketing, I had it on my website as a marketing plus and in all my material. Still got nada. That doesn't by any means you cannot make it work for you. It's mostly an investment of time, and they give you a free trial period. It may work for you.

I can't believe it!
OK, yes I can!
Another company is selling leads. Last week it was the Talking House people.....and today I got an e-mail from FNRes (FNIS) saying "Dear AgentOffice User" and offering "qualified leads". I guess if HomeStore (excuse me, Move, Inc) is doing it for Top Producer users, they've got to do it, too. When will it ever stop! It will only stop when we, as real estate professionals, stop paying and learn to develop our own on-line leads.
It's funny that this came today, as I have been in contact with Mollie Wasserman and Karen Stefani about reviving the KOMD and QOMD designations. Mollie commented to me that is needed now more than it was when they created it. There will be more details within a week or so.......when Karen gets back from vacation and when we all have time to work on it!
