Leads can be found for free in the phone book. And just about as useable. If you are looking for prospects, that's a different story. If their service was so great then agents across the country would be using their services,
>and prices would be through the roof because they are so successful at getting agents clients that close.  Contacts from your database should get you a 10% return, from your website 1-2%. these companies are successful in separating you from your money, period. 

Do real service providers spam the suspected mark (you) and the buyer/seller customers? 

I will not pay a spammer. Do you believe that if there were no lead fee companies, there would be more or less money in your pocket?

Why not just spend that money you'd otherwise throw at them and develop your own business. Many of those companies, if not all, develop at least a good part of their leads on PPC advertising. You can do that without them...

You can get your own leads. Just check out their sites, what are they doing to get people to ACT and then emulate on your own site. Is it a free CMA, is it a "what is your home's value" , etc. etc. Do it yourself and if we all did that and stopped supporting those companies, we would all be on the first page of search results. In my area, almost ALL the 1st page google results are these sorts of companies, or directories, or realtor.com.  Let's take these spaces back. Years ago I was on the front page, now it is tough to compete with them as they continue to grow and grow off the backs of hard working agents looking for an easy way for leads to come to them. Nothing in life worth anything is easy, and in fact, when it looks too good to be true, it undoubtedly is.

This seems to be a hot topic right now on the Real Town Listserv, as I keep seeing everyone talking about it. I think the people that these lead generation companies appeal to are those that you find everywhere, the ones who want everything handed to them, and the easier the better. Part of what sets you apart in this industry is your own unique way of doing things, getting your leads from a "lead pimp" (as I have heard them referred to) isn't unique at all.

What is your success rate with working with realestatemarketingnerds.com? Have you gotten or closed deals with their system? I'm looking for a right vehicle to start a lead generation plan. Or anyone might have a better idea? I'm new in the business and has no clue how to start my marketing plan. I've gotten a call from this lead generating company, I forgot its name and the leads cost between $96-$250/lead, they said the leads are bought directly from the banks. Are these normal fees for leads? Pls. advise. Thanks.
