Hits and Misses - Jul. 19, 2007

I've had great success with Real Estate.com and it is very affordable. I have
had fairly good success with Reply.com but it is much more expensive.

I have tried several different lead generation programs and found most of them
expensive with poor results. Part of the problem is having the wrong
expectations, expecting the leads to be ready buyers. What I found was that
most of them were lookers, just like at an open house, wanting to get some
idea of the going price of homes or just curious about different areas of the
country. With HouseValues, I found many of the leads were wanting to know the
price of their home to sell it themselves, for buying out a partner's share,
or for tax purposes.

It becomes a real numbers game but there are some who are seriously looking. I
am currently using Home Gain's Buyerlink program. It is a pay per click system
where you get all the leads from one zip code. I was lucky to get one that was
very cheap although I knew the area was growing rapidly. I have control over
how much it costs me each month and combined with a drip e-mail system on my
website and auto responder, keeping in touch with the leads is easy. I get a
form from each who look up on my MLS link to follow up on an individualized
basis. If they leave their phone number, which is optional, I follow up with a
call. Although they often are not ready to act now, a relationship can be
established. Many of them put my website in their favorites according to my
stats. Fortunately, I have had sales from my efforts. That wasn't happening
with the other programs I used.

RealEstate com referrals - Oct. 5, 2006

I hope the person who made a recent eloquent statement about Real Estate.com
referrals will send me a copy.  I neglected to save it and need it to help
support my contention that I should be let out of that contract without
paying $499 termination fee.  Cost went up without my agreement and results
have been really bad - many already had agents, often phones and/or e-mails
were not correct, and the few that were real were usually not qualified
buyers or had really unrealistic expectations.  Whoever made that post
negotiated more successfully than I've been able to and I'd appreciate his
help.   Any others who want to comment?

Run Away From These Guys - Aug. 6, 2006

I just joined Real Talk and this is my first post.  I'm glad I did, because one of the first threads I walk into is about Lead Generation Services.  I am looking for advice on how to win a fight with RealEstate.com without having to resort to a lawsuit.  Here is a condensed version of my Horror Story for anyone thinking of making the mistake of RealEstate.com.
 
When changing Real Estate Firms, I looked into Lead Gen services to jump-start my business at the new company. RealEstate.com refused to fax me a copy of the terms and conditions and insisted on emailing them to me.  I never received them and they tried to blame it on spam filters.  My mail server only flags subject lines, never deletes.

Anyway, I cancelled within their 48 Hour period because everything they told me seemed to be untrue (after they got my credit card number).  They billed me anyway, and I disputed the charge with my bank and got the money back.  2 months later they tried to charge me again, and I disputed the charge and got my money back.  I'm having to fight their legal department now because their Customer Service reps keep calling asking for me to pay my "past due balance" and threatening to send it to collections.

My advice to anyone looking for the instant easy road to Real Estate Success
is to find another profession.  And DO NOT GIVE LEAD GEN SERVICES YOUR
CREDIT CARD NUMBER.

RealEstate Dot Com Questions - Aug. 2, 2006

Anybody have any experience with realestate.com  subscription lead program? Got the usual sales spiel about how great  their leads are, how they filter and validate their leads, etc...   They want $250/MONTH for up to 10 leads. 

What say you  RealTalkers? Anyone have a positive or negative experience
with them?

Stay away, far away from them,  horrible company in my opinion. Besides the only real lead you want other  than from your own web site is from a site that actually speaks to these people  on the phone to qualify them as legit leads, buyers/sellers etc and those will  not be on that service. I know my company has signed some sort of exclusive deal  with Lending tree to receive all of their pre-screened leads and those work out  very well, at least in my local area, not sure other  states.
