In regards to Pacific Beach Online, I was contacted by this business as well, since I have a Homes.com website. I was somewhat dubious and did a lot of research - talked to agents, etc to determine their methodology.
The salesperson walked me into the "backdoor" of two agents sites - gave me their password so that I could "see" the number of leads they were generating on a daily basis. This exercise made me very uncomfortable. I hope they changed the passwords after this excursion - I haven't checked to see if I could still gain access to those agents site - and will not!
In the course of questioning the salesperson, I discovered that basically they would change your website as previously described - very generic looking website with clearly defined links - and achieve placement on the search engines by pay-per-click. I decided I didn't need to hire them to submit my site in pay-per-click - I could accomplish that myself.
Just my thoughts...
