Lending Tree and Real Estate.com - Mar. 25, 2006

I got a phone call today from Realestate.com which is apparently Lendingtree.com. They have been selling leads to realtors all along and now they are recruiting agents for their new office in Kirkland, WA.

They say they have decided to be a full service real estate company and have opened up in Portland, Oregon. They promise 10 leads/month of high quality but don't disclose their agent split up front.

Have I been missing something or is this a new venture? Lenders getting into the real estate agency business, looks like to me. Does anyone else have them in their market area yet? This is the first I've heard of them.

The banks have found a way to circumvent it. They are not physically getting a RE license and doing this, so they can't say they are "in real estate". They formed alliances with strategic partners and get agents to work with them for leads and the agents agree to either pay back a percentage to the buyer, or take a MUCH lower commission so LT can work it all into the deal. Much like the 0 percent interest rate on cars or furniture that you see ads on, it is all hidden in the deal. Nobody gets something for nothing. Companies are in business to make a profit.

I used them for over a year in the Los Angeles area and generated one transaction. They are difficult to terminate with and are not flexible at all....
