Working With Internet Leads - Jun. 22, 2006

I have been using theJustListed.com side of House Values for about 5 months. I have made two sales from it which more than pays for the 12 month contract. Another person in our office used it for a year and did not get anything.

My feeling is you have to work it. I do the following: 
 
1.  Be careful about the addresses. I send out the mailings they have in their  system In addition I send the listings out through another email program  (AOL). I do not use theirs. I find many bounced emails their system does not  catch. 

2.  I suggest you use another  email system to double check the addresses. You MUST report bounces within I think 24 hours. Keep tract of your  net number of names and every 90 days ask for an account review if they have not delivered what you contracted for. They are good at giving you credit as long as you can verify the number of good leads you received. Some times you will have to call and talk to hem about a lead they said was good. 

3.  I take all leads and enter into my MLS auto notification system. 

4.  I use their follow-up email program for buyers. 

5.  On the JustListed side these are long term prospects. 

6.  I have designed my own format for sending listing info and you can call me  on that too.

Just Listed - Apr. 26, 2006

I've been contacted by numerous lead companies. I did sign up with one,
JustListed.com, and so far so good. The leads are steady, and the training
is good regarding how to use their site and materials for followup, etc. I
would recommend checking thoroughly before signing up with an unknown
company.
