Just Listed -- Works for me - Feb. 6, 2007

Wow!  So many negatives about HV.  I have been on the JustListed side for over two years and my experience has been relatively good.  I cannot say that the system has provided me a windfall, but it has more than paid for itself in both time and money.  I do not work the system the way they tell you as I would be spending too much time making phone calls to uninterested parties.  Mostly I let the drip campaigns do the work and send out periodic emails to those that are looking at the listings I send.  When I get responses, I work those clients.  This has led to 5-6 new clients a year and many of those have referred me to their friends and family.  I have heard from many agents both positive and negative experiences so I guess it depends on your area and your expectations.

I am a newcomer to this site, but I got my business started with Housevalues/Justlisted.  Of course, I jumped in BIG.  I immediately bought about 40 leads a month.  It is a numbers game!  I think Housevalues/Justlisted doesn't work so well when an agent just puts his or her toe in the water with 3-6 leads a month.

 

My experience is this:  most agents are not willing to be internet agents - responding quickly, carrying a PDA, loving the on-line experience.  So they don't work it and the monthly price becomes horrible overhead.  And they are committed for a year.  It can be painful.  These agents are probably "Looking For Leads in all the wrong places." 

 

I immersed myself into the system - which is the value of Housevalues and Justlisted.  I did all the tutorials, listened to some of the Mastermind calls to learn from other agents and worked the system.  I followed up and mailed to them.  I really didn't do the personal contact like really successful agents did.

 

My results:  I received 4.5 times return on Housevalues (GCI was 4.5 x what I invested), 3 times return on Justlisted.  I had one of the first verifiable sales from Homepages.com.  I was a beta customer.  But over a year, it was negative return so I dropped it.

 

My goal for lead generation investment is this:  Every $1 invested should return $10 GCI to me.  Without a DOUBT, Housevalues and Justlisted taught me the basics of working internet leads.  Now, I am able to branch out and figure out how to attract traffic to my website and set up my own internet lead processing systems!
