Housevalues Market Leader Program - Dec. 8, 2006

I use HV's market leader...an on-line data base  which gives me access to
several different campaign emails; and access to their  Master Mind Forum, which
sometimes has good marketing ideas.

I was  working with a lender, two actually, so I got plenty of leads.
However, the  quality of the leads was not good. And, yes, even though I made sales
and more  than recouped my expenses, I no longer pay for their leads.

Why? Well,  'cause the leads that I get from my website are so much better.
If a lead signs  up at my site, 1) he knows that I'm an agent and 2) by
requiring a phone number  he's agreeing to be contacted.

Now, I very rarely call these leads...but,  sometimes I do. Especially at
first, to help them with the area. Then they're  set up on an automatic system.
Now, I do like ML's phone calls...when a lead  wishes more property info or to
see a house, I get called and also emailed with  the information. And, that's
a big plus when you have a 1000 people in your data  base.

That being said, the Market Leader is $49 a month and it's a fair  price for
what they offer. It was supposed to include a monthly newsletter...but  forget
that. Spamhaus and other spam issues have basically killed it. And, the 
newsletters weren't that good.

Also, you can customize all the system  emails and all the campaigns. So,
many clients are on a monthly email farm  campaign which runs for three years.
Automatically!

My buyers are on a  buyer's campaign; sellers on a seller's campaign. And,
they've set up a new  blank campaign that you can create. They also have a one
page email flyer that  can be used for Open houses; Listing updates and holiday
greetings.

And,  I'm on month-to-month at this point. Can stop whenever I want...or
should I find  a better client management system. And, so far, I can't find
anything that does  what this does as well, at this price.
