HouseValues in Hawaii - May. 23, 2007

We signed up with HouseValues at the end of January 2007 to receive 12 buyer leads and 3 seller leads per month.  Here in Hawaii, HouseValues seems to be a very good "quality lead" generating source.  At the end of the month, we will be closing our first HV lead and the $10K+ commission made from that one sale will pay 3 times over and annual cost of that one subscription. 

 
I've seen other comments on this site a few months back stating HouseValues is great in some areas and not so great in others.  As with most lead generation, rate of return is usually low like farming is 1% return and only effective if you do it often in the same farmed areas.  In my opinion, HouseValues is worth ever penny.  Hawaii's average price is over $600K which could help in making enough commission to justify the cost.  For us, the first commission almost pays a full year of cost for 4 subscriptions not only the one subscription the lead came from.
 
Also, the quality of the leads should be of concern.  We receive good overflow which increases our odds and we respect those who wish to remain anonymous.  We can see through our local MLS searches that we set up for each prospect and can see if they are checking the listings or not.  Many just don't trust the internet as they shouldn't, so in time the potential is great to develop a trusting relationship with the prospect before they start a search for a Realtor.  Most prospects don't have realistic expectations of what they can buy for their price in Hawaii, so we have to educate them on what is selling in those areas and help them find a better match.  It is a foot in the door! Keep it positive and allow the time test your market.  The hardest part of Real Estate is finding good prospects.  Best of luck!

I agree with you. I signed up with House Value in Janurary 2008 and had great sucess. I sold a home from the lead service within a few months. I send out postcards to see if the address are correct and call them to explain my services. I  try not to call after that call just send my emails and let them know I am available to them. I am happy with them so far. I am hoping to sell 3 more from that service so it will pay for the service itself.
