Getting the Cold Shoulder - May. 23, 2007

I agree the leads are very "cold". Most requests are made by people who only
want a free appraisal. (Seller leads) The buyer leads are just kicking the
tires so to speak. I felt a huge pressure to respond to each request very
quickly, which is not always possible. The clients I spoke with were not
receptive to my calls. I found this process to be very costly and time
consuming. Not to mention they will charge you for the full year even if you
do not continue with the service. Buyer beware do not purchase any service
before reading the fine print. FYI not one lead was converted into a buyer
or seller. Which may just be a reflection of my skills.

It is not your skills. I had a very bad experience with house values and had
to get an attorney to get me out of the contract. Big waste of time &
money. Those leads are looking for some kind of automated CMA. They get mad
when they find out an agent will be contacting them, which is at the very
end of the profile form.

HouseValues in Hawaii - May. 23, 2007

We signed up with HouseValues at the end of January 2007 to receive 12 buyer leads and 3 seller leads per month.  Here in Hawaii, HouseValues seems to be a very good "quality lead" generating source.  At the end of the month, we will be closing our first HV lead and the $10K+ commission made from that one sale will pay 3 times over and annual cost of that one subscription. 

 
I've seen other comments on this site a few months back stating HouseValues is great in some areas and not so great in others.  As with most lead generation, rate of return is usually low like farming is 1% return and only effective if you do it often in the same farmed areas.  In my opinion, HouseValues is worth ever penny.  Hawaii's average price is over $600K which could help in making enough commission to justify the cost.  For us, the first commission almost pays a full year of cost for 4 subscriptions not only the one subscription the lead came from.
 
Also, the quality of the leads should be of concern.  We receive good overflow which increases our odds and we respect those who wish to remain anonymous.  We can see through our local MLS searches that we set up for each prospect and can see if they are checking the listings or not.  Many just don't trust the internet as they shouldn't, so in time the potential is great to develop a trusting relationship with the prospect before they start a search for a Realtor.  Most prospects don't have realistic expectations of what they can buy for their price in Hawaii, so we have to educate them on what is selling in those areas and help them find a better match.  It is a foot in the door! Keep it positive and allow the time test your market.  The hardest part of Real Estate is finding good prospects.  Best of luck!

HouseValues -- Get out of Jail Free Card - May. 18, 2007

I had a HouseValues contract - a 6 month 'trial'. It was a waste of time, money and effort. Numerous people I had contacted as part of the program did not read the fine print about how the HV system worked and were NOT expecting to be contacted by an agent. Several were represented by an agent already and wanted a 'second opinion' on the value set by their REALTOR(R). And some were just wasting time to see what their home was worth this week.

As for being liable for the remaining 1/2 of the contract, you should check with your state Attorney General's office and see if your state has adopted an amended version of the E-Signature Law. NC, my home s tate has. Ours says that if you enter an electronically signed contract - it is considered signed in the state in which you reside (NC). Any lawsuits, mediation or arbitration must occur here in NC. Also, in the event of "liquidated damages", it does NOT allow for them. You can't owe for what you did not receive. They can't claim you owe them for services that they did not render to you, nor for services that did not incur a "cost" to them. Their leads can be sold to some other person. They have no "damages" to claim for.

Either way, I tried their service and was horridly disappointed in what I had received - so I cancelled the card to which the payments were tied to, notified them via mail in advance, and put the brakes on the whole works. Yes they sent my "file" to their friendly collection agency RPM, but I politely told them to go pound sand.

I chalked this entire event up to a learning experience and I hav e shared this with all of the agents that I come into contact with. This type of business model "sucks" and it is for the benefit of the lead generating company only. They do not care as to the quality of the lead they send you, they do not care about you as an agent- they want the money. This entire scheme was designed to make them as much or more money on the back end than the front. They have no obligation to you at all. You, as their customer, are tied to paying them whether their service works or not. (After all, you signed their "Iron-Clad" contract didn't you??)

IF I had done my due diligence, then I would have checked them out on the www.ripoffreport.com site before I signed up. Unfortunately I did not and I had to learn the hard way.

I came away with a number of important pieces of info:

Never do business with a company that has a one-way contract. Never sign up for a NON-CANCELLABLE contract. Always check out th e company online - particularly as to abuses, satisfaction and referrals. Good companies will let you out of a contract to keep you happy. Bad companies will have LOTS of bad press and will be listed on every blog, bad busineess bureau and consumer site.
Did they call you? Look to their motivation. Do they really offer anything you can use? Do you have to sign up TODAY?? RIGHT NOW!!!!???? That is an OLD TACTIC, hurry before it's too late!!! What that really says is: We don't want you to think about this too long, you might realize it's a REALLY bad deal for you....

So, yes they might have your feet to the fire, but like I told them, I was NOT PAYING their liquidated damages. They could go pound sand and....well you know the rest.

House Values Success Story - May. 11, 2007

I have been with HouseValues for about 2 months. I have received many leads, most of which are long-term buyers, some of which are worthless.  I have a closing next week with the second lead I received, which will pay for the rest of the year.  The problem I had was that I didn't understand their system in the beginning.  Now working with the assigned coach, it makes more sense and I expect more business as the months go on.  I am using it as a small part of the business, an added dimension, not something I am counting on.  With the way the real estate customer is changing, I believe that more and more people will be searching on the internet and many will find agents that they will work with there.  I feel that it is an investment in the future and I have already received enough short term benefits to pay for it.  It's not for everyone, but it's not all bad either.

Don't waste your time Susan.  We had to commit to HouseValues for a year to the tune of $450 a month and most of the List leads are tire-kickers only curious about their value who have no intention of listing their home.  Many just wanted a value for re-fi purposes.  HouseValues ads mislead the consumer in our opinion and fool the unfortunate agent who signs up for their services.  Luckily, we had one sale that covered the annual cost.  We learned our lesson and hope you profit from our mistake by understanding that the best source of business are the people you know, not those you don't.  Can't wait for September to roll around so that we can cancel RealEstate.com  as well.

House Values/Just Listed - May. 7, 2007

Did anyone receive my long response concerning Housevalues? I went back to
add my signature and the response box disappeared. So here is
a short version of my response- Housevalues works for me-I have been using
since 11/6 have about 150 leads, had 4 listing appts, listed 3
closed 2 so far, and have 2 potential listings this week. I guess it just
depends on the market area. I said a lot more in the first
response but I do not know how to find it.

HouseValues co-founder to step down - May. 2, 2007

HouseValues on Tuesday reported a $1.2 million loss in the first quarter 2007, and announced that its chairman will be leaving the company later this month.

HouseValues co-founder Mark Powell is stepping down as chairman of the board, the company said in a Securities and Exchange Commission filing.

The board has elected Frank M. "Pete" Higgins to replace Powell, who is expected to officially step down on May 31, the date of the company's annual shareholder meeting. Higgins is a founding partner of Seattle-based Second Avenue Partners and spent 16 years at Microsoft, where he reported to CEO Bill Gates.

Powell is a second-generation Realtor who also spent 10 years in the advertising and marketing field. He founded HouseValues in 1999.

"Mr. Powell’s decision not to stand for re-election did not result from a disagreement with the Company on any matter relating to the Company’s operations, policies or practices. After more than seven years with HouseValues Mr. Powell has decided to dedicate his full energies to other interests," according to the SEC filing.

HouseValues' quarterly loss was down from a $2 million profit during the same quarter a year ago.

The company's first-quarter revenue was $17.8 million, down from $23.2 million during the same period a year ago.

Quarter-end customer count was lower in the first quarter of 2007 than the fourth quarter of 2006, reflecting customer cancellations that were partially offset by seasonally stronger new customer acquisition, the company said. Average revenue per customer increased slightly in the first quarter compared to the fourth quarter.

HouseValues is an online lead generation and lead management company for real estate professionals. The company operates HouseValues.com, JustListed.com and HomePages.com, which offer to connect consumers to relevant real estate information and Realtors in their area.

The company this week relaunched the national consumer real estate site, HomePages.com and last week announced that it is providing its agent customers with Web marketing tools that aim to help them generate more business directly from the Web.

HouseValues' stock (Nasdaq: SOLD) closed at $4.78 per share on Tuesday, down from Monday's closing price of $4.86.

Hello Everyone, I'm wondering if any of you have paid and subscribed to Homegain lead generating service? If so,I would like to get you comments as to the cost and service overall, did anyone get any "real" leads that turned into "closed" transactions etc.? I notice that a lot of local agents here in Memphis are signed up on thier site. These are mostly agents licensed 5-yrs or less, maybe they target the newer agents. Thanks for your valuable input............

House Values is definitely persistent with their phone calls.  I broke down and spoke with them, but the prices and lack of lead quality guarantee turned me off.  Since then, I have spoken with others who have tried the service and none of them have closed a deal from a House Values lead.

We as Agents and Realtors are bombarded by mail, email and solicitations of all sorts by companies and organizations trying to sell us the Golden Key or Magic Wand to make us successful. Many of us have fallen for it. I have several times myself. Its human nature to fwant the easy way out.

I prefer to be a listing agent. My reasoning is that with listings come buyers. I fell for the lead providers online. I paid and I paid. I did receive viable leads from time to time but not enough to justify the ROI since none ever evolved into anything. This fact could have been from failure on my part but still....

Real Estate is not easy. Real Estate is the business of Lead Generation and Prospecting. Paying someone for these leads is merely a failure to accept the reality of what a RE career really is, making contacts and follow up, follow up, follow up. Make more contacts and follow up, .......................................

How does one obtain leads and make contacts? Its so easy and it is in front of us every day. We drive by FSBO's every day. When I see a FSBO sign I see "Help Wanted", the seller just doesn't know it yet but they will. Stop, knock on the door and/or call to make the contact then follow up, follow up, follow up. Ask for the order and get the appointment to make a presentation.

Every day listings expire on the MLS. These are great leads that you know want to sell and are obviously willing to work with a Realtor. Every morning I sort through them and call............no answer?.....leave a message and try again later, follow up with a letter or post card. Keep calling until you get them on the phone and make an appointment to see them in person. Ask for the order and make the appointment for the listing presentation.

Local and throw away newspapers, flyers, online FSBO sites................. are also great sources for seller leads. Call, mail, call,........................ Follow-up, follow-up, follow-up..........

Why do we need to pay for leads when we have so many in front of us every day. I asked myself that very question and vow never to fall for it again. To this day I still get emails of companies trying to sell me their services. I reply "Unsubscribe" , "Remove From List"

Get out there.............Pick up the phone.............make those FREE contacts every day. Note that making a call and getting an answering machine does not qualify as a contact. Devote just 2 hours a day, 5 days a week to make a minimum of 10 new contacts a day, follow up with them often and consistantly and watch your business grow like there is no tomorrow.

This has been drilled into my head at my new office and I have been working on implementing this for myself. It's true and it works if you do it and comit to it consistantly. Best of all, the leads are FREE........ I am seriously considering joining my brokers team to have this concept and idea drilled into my head even more. I need it.

I have also tried lead generation via web site placement, not a specific company.  I don't think they work.  The percentage of leads generated from realtor.com and my company web site are not quality.  In six months I received one lead from the higher placement.  Not worth the money.

Real Estate is a contact sport, if you will.  Keeping in touch with my database, via telephone calls, notes and parties has been the greatest source of business for me.  Couple that with knowledge of using the internet helps me provide quality customer service.

Hi, I'm working on my final ePro assignment. For 2 years I paid ValueMyHouse.com for leads from sellers and buyers. The first year I received about 12 seller leads. One did turn into a listing. This past year I have not received 1 lead for either a buyer or seller. Now that my subscription is expiring I'm getting several names. However, none of the emails are valid. Needless to say, I will not spend my money there. I've also tried pay-per-click. That brought a lot of visitors to my web site, but none signed in. I'm not too sure what my next step will be but I will be reading the posts to get some ideas.

Just Listed -- Works for me - Feb. 6, 2007

Wow!  So many negatives about HV.  I have been on the JustListed side for over two years and my experience has been relatively good.  I cannot say that the system has provided me a windfall, but it has more than paid for itself in both time and money.  I do not work the system the way they tell you as I would be spending too much time making phone calls to uninterested parties.  Mostly I let the drip campaigns do the work and send out periodic emails to those that are looking at the listings I send.  When I get responses, I work those clients.  This has led to 5-6 new clients a year and many of those have referred me to their friends and family.  I have heard from many agents both positive and negative experiences so I guess it depends on your area and your expectations.

Try HouseValues Before Commenting - Jan. 4, 2007

Complaining about things not even tried.

I am and have been a HouseValues/JustListed customer for 3 years now. I am
happy. Leads are leads and the vast majority of the Realtors I know and read
about have no patients! I moved to this area with nothing. I was given the
HouseValues/Justlisted account and I just started working the leads and came
to realize that an internet lead is the same (and better) then the walk-in
customer. I say the internet leads are better because they are usually more
interested in buying since they are actively looking to buy a home. When I
was doing mail outs to a farm area they might get a return of one half of
one percent (0.5%) on a good mail out. The HouseValues/Justlisted leads are
giving me a 10%-15% return on clientele. My first year (2004-2005) was a 25%
return.

Leads have to be worked: cultivate, water, and nudge them to buy. If anyone
keeps up with market data and research, which says that a customer is turned
into a client and buys between 18-24 months from first contact to purchase.
On the internet it is only a few months less (in my experience). I started
the program in April and did not get my first 'bite' until Oct-Nov of the
same year, then in that one year period (Oct 1-Sept 30) I did 22 transaction
ALL due to HouseValues/Justlisted . I am getting referrals of referrals from
the original clients.

I am using HouseValues/JustListed now JustListed for my main marketing
dollars. I am a Chamber member for the local Chambers and advertise there
too.

Stay Away From House Values - Dec. 8, 2006

DO NOT do business with house values.

They sell leads like this:  "surfers who stumble onto a graphic link with no
interest in real estate at all".  "College students writing reports"',
"financial bottom feeders with no credit hope".  "John Jones", "John
Public", "Mary Smith", Peanut Butter", all fictitious!  Worse yet, they sell
leads that other realtors have returned as junk.  They sell, sell, sell!

They promise everything you request in your attempt to understand their
contract for services.  Want proof?  Ask the salesperson to email an amended
contract containing your special terms included BEFORE you agree to do
business.  SURPRISE!!  They cannot amend the standard sale contract at all!!
They say your terms are perfectly OK, but a verbal agreement is what you
get.  An agreement with the telemarketer, who has no contracting authority
at all!! When you get smarter and cancel, then they sell your contract to a
collection agency!

Housevalues Market Leader Program - Dec. 8, 2006

I use HV's market leader...an on-line data base  which gives me access to
several different campaign emails; and access to their  Master Mind Forum, which
sometimes has good marketing ideas.

I was  working with a lender, two actually, so I got plenty of leads.
However, the  quality of the leads was not good. And, yes, even though I made sales
and more  than recouped my expenses, I no longer pay for their leads.

Why? Well,  'cause the leads that I get from my website are so much better.
If a lead signs  up at my site, 1) he knows that I'm an agent and 2) by
requiring a phone number  he's agreeing to be contacted.

Now, I very rarely call these leads...but,  sometimes I do. Especially at
first, to help them with the area. Then they're  set up on an automatic system.
Now, I do like ML's phone calls...when a lead  wishes more property info or to
see a house, I get called and also emailed with  the information. And, that's
a big plus when you have a 1000 people in your data  base.

That being said, the Market Leader is $49 a month and it's a fair  price for
what they offer. It was supposed to include a monthly newsletter...but  forget
that. Spamhaus and other spam issues have basically killed it. And, the 
newsletters weren't that good.

Also, you can customize all the system  emails and all the campaigns. So,
many clients are on a monthly email farm  campaign which runs for three years.
Automatically!

My buyers are on a  buyer's campaign; sellers on a seller's campaign. And,
they've set up a new  blank campaign that you can create. They also have a one
page email flyer that  can be used for Open houses; Listing updates and holiday
greetings.

And,  I'm on month-to-month at this point. Can stop whenever I want...or
should I find  a better client management system. And, so far, I can't find
anything that does  what this does as well, at this price.

House Values and Just Listed - Dec. 7, 2006


I had a representative from House Values call me tonight. I know
that this company has been frequently discussed. Any good or bad
that needs to be repeated?

Hi Ron.

I signed with the Just Listed side. I did not renew my contract with
them. But I did get a few transactions out of it. I think if I would
have worked it a little more I could have had a few more transactions.
But I did like the Forum they had and I learned quite a bit from the
different agents. A friend of mine did the House Values part and she also
ended up with a few transactions. So the cost was paid for. I can talk
to you off the post if you want more information.

My House Values Story - Nov. 30, 2006

I've been using House Values leads for two years and am happy with the service, the staff, and the ever-increasing ROI on my investment.  What Ed Chaparro says is so true, the conversion success is up to me.  The Market Leader contact management and drip mail system have taught me some of the nuances of Internet follow-up.  I call my prospect database "popcorn".  My prospects are cooking and something is always popping up.

I'm one of those technologists with a sales and marketing background, who moved into real estate three years ago.  I tried several of the other prospecting methodologies that were recommended in training and by mentors, but what finally catapulted me into my steady stream of business is House Values.  When I did my research, only one person I spoke to was positive about the company, yet when I asked the important questions, listened to the answers, and then followed my gut, I knew I was committing to a prospecting process that would work for me.

I have listened to the many comments on House Values over the past two years and have heard the steady stream of animosity towards the company.  However, my interactions with the company have been positive, the customer service and coaching staff have been professional and responsive, plus with my longevity and success, I now negotiate my contracts to match my evolving business plan. 

My gross income tripled this year and now matches that of my previous career.  My expenses increased about 50% with the addition of a virtual assistant and increased property marketing costs.  I'm planning for similar increases next year.  To me, House Values and Just Listed leads helped me get my business off the ground successfully, and continue to be an important part of creating a long-term sustainable business.

My last guy gave me the same stupid line.
"Oh, so you aren't interested in increasing your income with Internet
business?" How lame can one get. Whoever wrote that script should
be drawn and quartered.

I just said. "No darlin', I just want you Internet lead pimps to get out of
the way so buyers can find me first".

No matter. They'll make some sales.

Them Are Fighting words - Nov. 16, 2006

I wonder who trained Jake Young with HouseValues? Agravating and pissing off
a customer (last I heard anyway) was not a good way to gain business.

I also wonder where he got his information that HV is #1 program? Everyone
else says they are number ONE... lol.....guess it's how you run the
numbers, huh?

My biggest complaint with them is they try to hide the fact that an agent
will be in contact. Go to their web site, watch their TV Ads, all of them
make it look like the client will get an automated response back too their
question. Yes....if you look real close, and you've got 20/20 eyesight, in
iddy biddy print, you MIGHT see that an agent will be in touch.

If they are so ashamed of their product that they think they should hide
that fact, then I think an agent who pays for that is out of their gourd.

Internet for your business." (What?! Was she reading the right page of their
scripts-lol!).  I replied:
No, ma'am, what I'm saying is simply this:
I, and my peers, do not need the "services" of any business model that is
actually a disservice to ourselves & our profession. Our own Web presence
can bring local, qualified, and otherwise REAL prospects to our practice
directly. An added perk is that when they submit a question or register,
they actually expect to be contacted. by me! Funny how that seems to start
things off on a better foot, don't you think?"
---- (but. umm. "But the internet is being used by..."  )

She maintained the nerve to send me an email to the effect of "When you
realize the importance of Internet marketing, HouseValues will be waiting."
Hmm. Since when did "Internet marketing" and "HouseValues" become
synonymous? Just my .02.

House Values Success - Nov. 14, 2006

I have been using House Values for 10 months, the JustListed.com side. I have made a profit with it and am still working on several more leads. I do the follow-up. If you decide to use it I suggest the following:
 
1. Keep track of the number of leads and every three months request a lead review. That way you get credit if the program has not delivered the number of leads you bought.
2. I use my AOL account to mail at least one mailing to the prospect the day I receive the lead. I have picked up several bounced emails that House Values did not. Return the lead for credit.
3. I enter all leads into our MLS auto-notification system in addition to the drip campaign. This way the prospect continues to receive property updates in addition to the drip program. Also if you ever discontinue the House Values program you do not loose all the data.
4. I enter many of my other prospects into he drip campaign for continued marketing.
5. As I am ending my first year using the program a question I am going to ask them "Am I now on a month to month basis?".
6. I print out all of the original data sheets and keep in one file in case I need them.

HouseValues and Customer Expectations - Nov. 10, 2006

Had an interesting experience yesterday... a seller sent me an email to
which I responded promptly, as always. We had a couple of emails back and
forth, and today we spoke on the phone. She is interested possibly in moving
back to AZ in the new year.

She had contacted HouseValues  for an evaluation, due to all their
advertising, along with a couple of other real estate agents. None of whom
called her back or otherwise made contact with her.

She could hardly believe that I got back to her, let alone so quickly. She
kept referring to this, multiple times in the conversation - as to how
shocked she was, with all the advertising agents do - particularly with web
sites, and then they do not contact her.

We will stay in touch and when she is ready I will attend at the property to
nail down the precise value. In the meantime she has everything she needs to
proceed with her plans for the New Year.

What did it cost me to supply her with the information she needed? less than
an hour of my time. What will it net me? All I asked of her was that she
please tell all her friends at home and at work how pleased she was. She
said she will. For now, that's enough for me.

Feedback on HouseValues - Nov. 2, 2006

NO, NO AND NEVER, AND NO AND NO AND NO.......are you an e-PRO Matt? it
didn't say so in your sig line.  If not, I would highly recommend
taking that as you will learn very quickly how not to give away your
hard earned money.  Go to http://www.eProNar.com and check into it
now.
 
Aside from other issues, HouseValues has problems because the client
doesn't know an agent will call.....they think they are getting a pc
generated value aka zillow. so when YOU, the agent calls them they are
very pissed off.  Don't waste your money.  HV has known about this for
years and makes no changes, so I don't expect them to be in business
very long.   I believe in Honesty, so, if I were to get a lead
generating program such as this, I would go with Reply.com.  I've
tested them out for the last few months and really like them.  First
of all, you pay a very small sum of money for the lead, no referral
fees, it's less than running an ad in the paper.  Secondly, they
verify the email address of the lead before the send to you..  Third,
they say right up front to their customers that an AGENT WILL GET IN
TOUCH WITH YOU.
 
Giving a phone number, email address and address of property plus a
phone number is required.  This is a HIGH quality lead, so if you want
to use a 3rd party lead generator, I'd say get in touch with
Reply.com.
 
OTOH,  Why not spend the same money, or additional money by promoting
WorkWithWhite.com?  Do some seo, ppc, you'll be way ahead of the pack.
 
btw ~ it would be a good idea to STOP advertising your services for
FREE.  That drives me nuts ;-)
 
Why would you do this?  I guess it's just a personal 'pet peeve' of
mine but why does everyone offer to work for FREE????  Don't you want
to make money?  As I posted to Saul earlier today regarding the Bank
of America "FREE" stock trades, NOTHING in life is free......someone -
somewhere PAYS for it..
 
I believe in getting paid for my professional expertise.  I don't give
anything away FREE.  Neither do most other professionals who are
experts in their field do so.  Let's get paid for our business, lets
stop begging for it so much that we give our expertise away for
FREE..........argh!!

for business and giving your hard earned money away for FREE!!  I am
going to stop this if it's the last thing I do before I leave the real
estate industry.  Be brave, Be confident, know your worth, don't back
down......if we band together and stop this garbage we will all be
happier for it.
