I'm very curious. Since we've never really heard from anyone about great successes from the lead flipping companies, I wonder where the glitch is.
Just how much info is delivered as a "lead" from HomeGain???
Before I send a referral out, it has a name, phone number and price range as well as the desired location for purchase. Do the lead generation companies provide this much info??? What about the others, HouseValues,Just Listed, etc.
I'd appreciate some feedback.

I am in one of the toughest markets in the country, and HomeGain has worked for me. I have closed three sellers (from the basic $29.95 per month service) in a little over 15 months, and now (just the past three months) subscribe to Source4Sellers for one zip code at $80 per month.
The beauty about Source4Sellers is that you do not compete against anyone. You are the only broker getting the lead, and you do not pay a percent of the commission when it sells. Most zip codes in NYC are $200+ per month. I took the least expensive zip code, which generates approx. 3-5 leads per month (just like the more expensive zip codes with higher median home prices).
I will be getting a $4 million listing in the next six weeks (waiting on the judge to allow the sale of the home to settle a divorce) and have been contacted by almost half dozen people from a building in the city that is converting to condos in the next three months and they all want to flip their apartments.
Moral of my story: For regular HomeGain, you have got to keep throwing mud against the wall and eventually some of it will stick. For Source4Sellers, you pay more up front for quality leads with no HomeGain competition. Don't kid yourself into thinking that you have no competition just because HomeGain hasn't sent the lead to anyone else.
That internet seller or buyer is computer savvy, and has probably posted on two or three other sites. The key is that you must reply within 24 hours (no more than 4-8 hours is even better) and address the prospects concerns. In the case of Source4Sellers, you get a phone number and email address with every lead. My first contact is via phone, then email.
The HomeGain systems work if you work them smart.

Hi Lenn,
I get a few leads a month from JustListed.com. I get an email, perhaps a name, location wanted and price range. Sometimes I can track 'em down.
And, yes, I've closed some these 'long-time' babies.
Many internet leads are just starting out with a 12-18 month lead time.
However, the more I put into market leader, their on-line data management system, the more business I have.
Of course, the best results are those buyers coming to my own websites |
