Looking For Recommendations - May. 31, 2006

Dear Colleagues,

Some real estate companies and agents subscribe to services that provided them with leads.  However, from what I see the leads seem to be  of poor quality; are not qualified in any way, usually do not have phone numbers, mailing addresses (only name and e-mail address), about 10% to 15% are bogus and only approx. 1/2% are of value - resulting in a sale.  Can you recommend a quality leads provided who qualifies their leads, et cetera?

I tried House Values for lead generation and got very poor leads...i.e. Mickey Mouse, Fred Flintstone, etc. and when I complained to House Values, their response was that they did not guarantee the quality of the lead, just the lead...i.e. quantity, not quality.

Another issue I had with them is that they required a 1 year contract. Wh
en I notified them that I was canceling because of the poor quality leads,
they informed me of my 1 year contract and told me that I would have to
pay for regardless of whether I= used the service or not. So these
nonsense and useless leads went on for a full year. When I cancelled at
the end of my term, they dared to ask why I was canceling and then inform
ed me that they now had a new process whereby you can request replacement leads if it can be validated that you received invalid leads.

Needless to say, I had had enough and was certainly not going to continue in a contract with them.

With that said, the one thing that I did like about them was their marketing campaign (Market Leader)...but what good is it when the leads you receive are no good! .i.e. they're not providing you good leads to market to! But, I did receive 1 lead who did end up buying a house, so at least I was able to recoup my expenses for the year through that 1 lead, about 1.5 years later!
