Has anyone purchased leads from companies like Homegain? Is it worth it? Also, anyone purchased a zip code or area from a company? Did that work? Thanks for any info.

I spent quite a lot of money with HomeGain last fall. My plan was to get some leads to "tide me over" while I developed my own lead generation system.
I participated in Source4Sellers and BuyerLink. Source4Sellers charges $49.95 per month for "A ZIP CODE." I believe I got 35 (what they call) "leads." I DO have one listing for an $800,000+ home that came fromthis service. See http://tours.tourfactory.com/tours/tour.asp?t=264133
That listing has already generated another $850,000 in the form of a Buyer in escrow and another listing contract. I spent a little over $1000 with them spread over about five months. If I sell this listing, of course my ROI will be good. There are still a few leads of the 35 that may still be good listing candidates. Others from my office who have done this say that we can expect to have one contract for around 30 "leads." I found there were several "leads" who were just curious, some may want to sell 2-3 years out, one is remodelling and wants to know how much value he added. There were even a couple that bought 3 months ago and wanted to know how much their property had increased in value in that time. There were even a couple that were in escrow to buy the subject property and wanted their purchase price validated.
BuyerLink provides a magnet for buyers and the charges are made at $0.75 per clickthrough. It is my responsibility to convert clickthroughs into leads. I am now focused on my own lead generation, as I believe my site content was not sufficient to get a good conversion rate. I spent over $2,000 on BuyerLink and have yet to close any of them, although there are a few that are still possibilities. To attract the same traffic for our market via Google Adwords will cost more than $0.75 per link, so I am considering doing it again once I get my content done attractively enough to get a better conversion rate.
There are MANY other lead generation companies out there. In my view this is the best one. Beware of ANY lead company that charges setup fees or monthly fees that do not relate to the quantity of leads. I know of one whole company that was set up fraudulently. I know of others that will take your $$$ without any regard to the quality or quantity of service they render.

I have worked with Reply.com, getmyhomesvalue.com, and another that I
don't remember. The results were all the same. 99.9% of the so called leads did not wish to be contacted and rarely responded to calls or
e-mails. Although the companies insist they have a thorough filtering
process, most Internet users are savvy and get around the system.
I am certain a good marketing plan including e-mails that is recommended
in the ePro course will produce far greater results!
