Are there any good Lead Generation Programs? - Nov. 5, 2007

Has anyone had any experience with HomeGain for referrals (good & legitimate that is)

 

I did the source4sellers and could not have been more disappointed.   The agent in LA got off cheap at $110 per month.  They charged me closer to $400.  I never got leads except when I called to complain and those leads were worthless.  I never got anything from it.  It was money wasted.  I have them on my caller id so I know not to answer when they call.  Also, their customer service people quit so whoever sells you will likely be gone when you call to complain.

Given the right understanding, SEO companies are a great advertising tool. As with any company, there are the bad apples.

Like any form of advertising, just because your advertising does not mean that you will get results. 80 % of home buyers look online. The prices of course range depending on how much exposer you want to receive. It's the people who expect 50,000 people to click on their website, who want to pay $25 a month. Think about it, if 50,000 people click on your site, and you sell even 3 houses, how much commission did you just make? Understand the advertising you are choosing before you choose. Don't be afraid to ask questions. I think you will find that this kind of exposer is well worth the time and money. We also provide websites to those who need that extra boost to get things going.

Thanks to that previous poster!  But I imagine prospective customers would like to hear something more concrete about the service that Lead To realty offers. Here you go...

I've been using Utopria's platforms for over a year now. Fantastic tools. They offer an IVR platform, but that is the tip of the iceberg.

Their IVR platform is integrated with the web and mobile devices. So consumers can hear me on the web or at the curb.

On the Apple iPhone they get access to photos, video...and the same IVR audio simply by touching the screen.

My sellers love it because it gives them a login to see all activity (online visitors and callers). Hmm what else...the IVR platform has the ability to deliver voice mail to my email inbox.

Just last month they've introduced syndication...now buyers online and at the curb can place 'watches' on the property.

I pay under $40/month for the service. I can't believe other companies are charging what they are charging. They are a canadian company but work anywhere in north america

Let the Realtor Beware. I tried HouseValues.com & frequently received "leads" with bogus phone #'s, em addresses & home addresses.  I also tried Lead to Realty.  They assured me all their leads were screened & were valid.  However after 5 bogus leads in a row  I dumped them.  When I explained to them how worthless a "lead" was when the "buyer" had a credit score way below the mimimum acceptable level, or expected to buy a home for half the FMV in the area, they passed me off as an inexperienced realtor who did not know how to convert the "buyer' into a sale.   They also refused to provide a refund, a policy that appears to be standard among far too many lead generators.

Hugh,

I must make a comment on Leads toRealty. Out of all the lead generating companies I have used, I found this to be the worst.  I would call the lead and they had no idea who I was, why I was calling, how I got there number....I was threatened because they were on the dnc list ect...

Screend? By whom? verified/ By whom? You have tlemarketers being paid minimum wage and probably a commission for each lead they "capture" There are other, better lead resources out there

Just another comment on Utopria...these guys are seriously doing things like nobody else.

They just launched a pretty cool platform that allows me to integrate my business partners (mortage, home inspectors etc) with my listings.... It took me a second to figure out the big deal here....but what an amazing concept.

They create their own ads, with their own voice...again integrated with Utopria's IVR platform.

You get the idea....

Are you kidding me? I just looked at Netbiz. You are guaranteeing 1st page placement by use sponsored links???

Try Utopria who offer pretty powerful 1st/2nd page placement in organic searches for your particular areas/keywords. Very few  people click on sponsored links for Real Estate. This is because sponsored links are only clicked when there is nothing else suitable on the page....this is not the case when doing a real estate search.

Unbelievable you are.

Utopria recently launched a free model. I love it but there were a few in my office who can't figure it out.

It's an amazing system....but not for those who don't use tech tools. If you have trouble using the Internet, this stuff isn't for you. Post in the papers, it's becoming more and more popular.

I am still very confused who to go with. Every lead generation company is trashing the other. There are many who have posted here are in disguise and actually work for the lead generation companies. Why is there so much bull? I just don't get it? What company is a good lead generator??I don't have money to burn. Times are tough. Please be honest and help me out here.

I have been in business for a while and I tell when I say I have tried them all, I have done just that.  Let me start with HouseHunt.  HouseHunt actually works but if you are looking for people closing in 3 months are less, I think it is rare and more like 6 months to 1 year closing.  So for the most part, you will be investing now for closings that will most likely happen months from now and if you can afford to continue investing in a company with no IMMEDIATE return than this one is a good one to try.  Once you get rolling 6 months after you get started, you will have a steady pipeline of clients.  Also, it's been my experience that most of their clients are relocating to the area. 

Lead to Realty - gosh, this company claims they scrubbed the leads by calling them and verifying they want to speak with a realtor.  Once I called some of the leads, there a few that said they had been contacted by someone from Lead To Realty and they sound happy that I called.  The problem, they were NOT qualified to buy a "dog house".  Of couse, those people are excited to hear from you because they want to buy but it's impossible for them to do so (i.e, no job, bad credit, no rental history of any kind, could not get qualified for a loan).  So it absolutely no point in buying a lead that can not purchase - it is a total waste of money and until they improve/strengthen there verification process, I would not recommend anyone investing their hard earn dollars in this company.  Also, the refund policy SUCKS!  They would prefer offering you an endless number of credits to keep you using them and to keep charging you money. 

Homegain - tried them years ago so I can only speak from what they did 2 to 3 years ago.  I paid for the pay for click program where they send you supposedly qualified leads and you can have the option to purchase the leads right away.  Well, I purchased several leads and all were bad leads and I do mean all.  I was recently contacted by someone from Homegain and he mentioned a referral program where you paid then 27% at closing as well as $29 monthly for the program.  I asked him why would I pay a monthly charge of any kind to you if you are getting 27% of my money at closing.  Why not offer qualified leads at a higher price and I keep all my money.  He had no answer.  They have 3 programs they offered by I would think the referral program would have better leads because they are getting a cut of your money. 

ClientReferrral- is in my opinion, a complete waste of time, money, energy, even thinking about.  I can not say enough bad things about this company and I can not believe they are still in business.  I have refrained from suggesting not to use any company because I realize just because one realtor might not have the best results doesn't mean you wont' but I strongly suggest you look into this company before even thinking about joining and even then wait before you do.  Buyer please beware!

RealEstate.Com-Gone out of business now as it should be!

To prevent this email from being to long, I will end with the last but certainly not least, Mortgage Approval Leads.  Which you think would be the best.  These companies are mortgage lenders who say they have buyers already approved and ready to go with credit being verified etc.  Not the case.  In most cases, these people were looking to purchase months ago and credit had changed or they were turned down by one lender and was looking for your help with another.  You can get the people on the phone that are interested but most have lost interest or are no longer in a position to purchase.  A complete waste of money!

So the moral of the story is Buyer Beware!  I would suggest companies that offer no contract as an option and I would strongly suggest you open a second account with your bank so that when you cancel these companies can't attack your personal account and take you for a ride.  Open another account with your bank with the amount of the first month's leads you are buying from the lead company and BEFORE you cancel your monthly agreement with the lead company go ahead and cancel your credit card to prevent them charging you again after you have canceled.  Most companies I have dealt with don't cancel you after you have emailed and called them to do so and this is biggest issue most realtors have.

i worked for this company

Here´s the truth about everything:

Their main offices are in Buenos Aires. Why? Because they are miserable people and they hire expats or argentineans to do the work because is less expensive to pay them. remember that argentinean pesos are less than dollars. so a month or hard work, you get payed only 400 dollars.

their office is a complete disaster. its not cleaned, they dont use windows but they use linux to save money because they dont wanna spend any money on softwares or even ofice supplies. i remembr i had to bring my own paper and my own pen to be able to right down things.
their carpet is disgusting and the computers are cheap. this is the place where LeadtoRealty works. A very dsgusting office.

I worked in the customer service department and I really felt so bad for lying to the customers.
i know how this company works. the sales person tells them one thing and does not tell them the whole truth about how many leads they will send the realtor. they trick them into signing up.
after the person signs up, and finds out what a bunch of thieves leadtorealty are, they end up calling customer service asking for their money back.
one of the reasons is becaue the leads are horrible, out of the area, wrong numbers, etc.

the reason why the leads are bad and the sales person are liars is because they hire dishonest people. not only that, they hire people that do drugs while at work. one of the people would come in coked up. then other people would take "weed breaks" and smoke weed outside the building like they werre smoking cigarettes.

now you think you wanna sign up with leadtorealty? thnk again!

the validation department is a mess. a bunch of kids doing the job and smoking weed. they work late hours and since no one is there to supervise them, they end up smoking weed in the office.

now you know why the leads are horrible. now you know why this company is horrible.

another thing, they hire people from the states (in buenos aires) who dont have any documents but still need to work to be able to survive.
so they take advantage of this people, pay them a miserable amount of money, fire them, and pay them weeks later. not only that, they dont pay them the whole amount of money.

this company is a mess. please don't trust this people. i never did. i worked for them for one month and i was ready to leave. once my husband saw the office and the place i was working at, he asked me to look for another job.

I too have tried leadtorealty and found them to be perfectly incompetent.

I think I have given up on trying to find a reputable company who can supply leads. It seems like a bit of a scam. They don't have the time and money to really find qualified leads.

I wanted to try Utopria, but they've discontinued their free offering. I liked their integration with different things.The official word from them is that their free customers weren't able to learn their system on their own and that free customers weren't willing to pay for training.

Still thinking about joining, but I don't really want to spend anything.
