Leads. They are the life blood of the real estate industry. In today’s highly competitive market, real estate professionals need to generate leads using a variety of marketing strategies. There are many companies offering lead generation services. Online mortgage lenders offer to match customers with real estate professionals who then pay a referral fee only if the lead results in a closing. Other companies connect consumers looking to sell their home with real estate professionals in their area, using innovative digital matching techniques and charging by the lead.
The bottom line is that lead providers do bring value to the process. The question is: What is one willing to pay for leads, not whether or not to buy leads. After all, real estate practitioners have always, in one way or another, paid for leads. And that won’t stop anytime soon.

My experience is apparently different
from the majority. I signed up for a minimal subscription with them, for
buyer leads. In 2 years I spent approximately $6000 on subscription fees
and had 5 closed transactions for a a total of about $20,000 in
commissions. This is clearly not the way to instant riches, and yes, it IS
WORK to respond to all the lame leads. However, my calculator informs me
that I did indeed come out ahead on this deal. This was business that
would have gone to someone else. I think the idea is to keep it in
perspective, respond to the leads diligently, but then drop the ones that don't
want an agent and forget about it. 1 sale for every 25 leads or so, so you
give the good ones a chance to surface, take those, and move on. So, after
2 years, I decided that it was proven I would make money, and proven that I
would not lose my investment, so I recently increased my
subscription.

a call today from House Values. I think they are only in our pocket.
But I would like to hear from a agent with a success
story.
I
used them and they are in your pocket. The leads were cold or duplicates
sent to other agents. They used my name to recruit other agents ( no
referral fee) worst yet they are hard to cancel. I had to close the
account to get rid of them.
I
have subscribed to HouseValues for the last 3 months and so far I had no good
lead. Most of the referrals I receive do not include their phone number nor
their address and frankly sometimes it is a fake e-mail address as well. I have
signed up for one year but at this point I have no hope that I will ever receive

I have to pipe in at this point, my partner and I
have been HouseValues.com subscribers since 2000 or 2001 and have been EXTREMELY
happy with the service. Yes, it is expensive. Yes, there will be
some bum leads but our experience has been that there have been MUCH fewer “Bill
Clintons” or other fake leads compared to ANY of the Internet buyer-lead
services out there (and we have tried most of them). These leads tend to
give real information to you because they want something tangible in return, not
just to browse listings. It might be for a refinance or just curiosity and
not an immediate sale but then you have their email addresses and I would rather
email for follow-up than snail mail any day. The seller leads do
take patience and work. We have had leads turn into deals 1, 2, even
3 years later. I do not have a current count of transactions we have
gotten from HouseValues but our slowest years with them were around 15-18
transactions and our height was of course 2005 with over 40 closed deals just
from HouseValues. That being said I am in a very techno-savvy marketplace
with most every consumer online and we are also in a populous area (DC suburb)
that has seen tremendous growth the past few years.

Has
anyone had any experience with HomeGain for referrals (good & legitimate
that is)
I did
the source4sellers and could not have been more disappointed. The
agent in LA got off cheap at $110 per month. They charged me closer to
$400. I never got leads except when I called to complain and those leads
were worthless. I never got anything from it. It was money
wasted. I have them on my caller id so I know not to answer when they
call. Also, their customer service people quit so whoever sells you will
likely be gone when you call to complain.

You are using Home Gain's pay per click and have a lot of traffic, but
have you gotten a listing or sale from it? I would be interested in
what your return on investment is as they have been contacting me for some time
to offer me this.

I have gotten two sales directly from my website in the last 6 months, total
commissions to me $33,000, total outlay to HomeGain in the time since I started
with them is about $6000. (same 6 months) Since 55 to 60 percent of
my traffic comes from the HomeGain, I would have to say that it is probable that
at least one of these people came from them. Also, I have three active
other buyers that are working with me now that have come from my website that I
think came through that registration page, one in the $3 Million range and 2 in
the $2 Million range, so I think it is worth it.
And I don't tell ANYONE in my office or otherwise about it, and I have a
standing order to buy all available time in my selected zip codes before it
comes up for anyone else. However, there are still some other zips

I have used Home Gain's zip code feed to my website with much
success -- I pay $1.99 per click through for a particular zip code. I
'own" a certain percentage of the zip code during a certain part of the
day. They rotate the time of day among the people who share the day, so
that for example, if there are three agents who each have 8 hours of the day and
if you got the worst 8 hours on Monday you'll get the best 8 hours on Tuesday,
the next best on Wednesday, and back to the worst 8 on Thursday. However,
it doesn't seem like it is actually in 8 hour chunks like that -- I think it is
done more in 2 hour time slots from what I can tell from my web traffic.
You set up your url to go directly to a "use the MLS for free" registration page
and then the people have to register to get past that to get to your
MLS. I have it set so they can enter x@x.com if they like, with a
little funny blurb that says that I will protect their privacy and if they will
trust me, they will get lots of good info from me if they give me the real deal.
A surprising number of people give me valid info, and I then set them up for
drip email, newsletters, etc. If they will give me a phone number, I try
to call them as well, though most people will not give a phone number this early
in the process.
I have been so happy with the HomeGain
pay per click that I have increased my initial order of clicks by about fivefold
from my initial order and have a standing order for more capacity in my selected
zip codes if one of the other agents cancels any of their time.
I have
used this service to improve the "hits" to my webpage also and my natural
placement on Google and Yahoo is greatly improved by it -- kind of like using
stealth pay per click advertising.
This may seem really steep to
some of you, but this is in areas where the average home price is over $1
Million, so a single home sale can easily pay for the whole year's
"clicks" and then some.
However, I do NOT recommend their "Source 4
Sellers" service -- I have tried it a couple of times in various zip codes to
see if one zip was better than another and it tends to mostly get people
interested in re-fi's -- great if you do mortgage loans also, but not so good if
you just want real sellers. Everyone I've tried to call was not interested
in actually selling or really in even refi'ing but just was curious about their
property value and was wasting my time -- they don't do enough screening.
In my area (Los Angeles county beach cites) the pricey zip codes for this were
$199 per month and the cheap ones were $110 per month.

was my survival during my first year in the business. I would imagine the
leads are more valuable in certain areas. My area is in very good shape
even in the slowing market. I sold nearly $1 million in my first year and
Homegain contributed to over 75% of the sales

I use Talking House on all my Listings. As a fairly new
Agent this has helped me get more listings
and create a name in my Farm.I started out with the intro package of 5 boxes and
just ordered 3more. In response to one of the posts regarding bad reception,
itis up to the Agent to test the frequency and find the best. It maywork better
in some areas than others.Every product has its pros and cons. I liked the idea
of nomonthly fees on the Talking House. Once you pay for them they areyours. The
cons is that it does not capture leads like an 800number. But if you make the
radio commercial enticing enough (whichthey provide coaching), you may get some
buyer leads. And test yourfrequency to get the best reception. I think Talking
Houses standout more than 800 numbers. They are still pretty unique in our
areaand are attention grabbers. Sets you apart from the rest. Hope

I used home gain for about 6 months the $250 per month deal, I made 2
sales. About 5 times my cost of the program, but I found it made
more sense to build my web site up on the organic side instead of competeing
with myself for leads. When we pay another for leads we are competeing
with our own marketing devices for the leads. Whether if be PPC or organic web
site optimization we are just working against ourselves. Now many may
disagree and it took me a couple years to figure out that it takes about 100
-150 or so leads to become a sale with in a year. So that first month of leads
will make a sale for me in the next 12 months and so on, once we get it rolling
it really starts paying off. I work for Keller Williams and we are unique
in the Real Estate business, we as a company don't feed you every day. But
we do teach you how to feed yourself. It's the biggest difference I
see in Real Estate companies today, most spoon feed their agents leads or call
time calls but they never teach the agent how to find his own leads. Many
of you have 20 or 30 or more years of experience and you are looking for
leads, this could never happen to you once you learn to fish. I
emplore you to learn to fish and never have to look again at the Leads
sellers. Make your own.

I couldn't help reply to this
one. Yes leads from some online referral sources are good. But the
one mentioned here as one of the oldest and one of the one that advertises is
one of the worst. They lock agents into an expensive contract, give crappy
leads with wrong information and at least when I did it guaranteed nothing and
when I told them they were not fulfilling their contract and quit they turned me
into a collection company and kept trying to bill my credit card. I told
the collection company it was a disputed charge and they went away. It did
not affect my credit, but I have 40 years of a FICA that is at the
top. Agents with less credit can get hurt. Pick a better one
and one that has an out if it doesn't work rather than an expensive one or two
year contract.
There are other good
ones.

A lead is just that a lead, a direction toward someone that will someday have
a need for entering into a real estate transaction with someone. How well
I can convert that lead to a client depends on a lot of things. First I
have to actually talk with the lead, and hopefully meet then in person to begin
building a relationship. Sometimes it's hard to get married on the first
date, but that is our goal at the first meeting to make a client. It takes
a lot of leads to make a sale. The cold internet leads that come into our
websites thru either being purchased from House Values, or Home Gain, or by PPC
are still a little warmer then the phone book, probably in my mind they
are hot if you put them beside the phone book. But it is our responsiblity
to make friends and build a relationship with our leads and actually help them
find the place they love. I guess the greatest words I ever here from my
clients are "cancel the rest of the appointments, this is the one we want"
It's quite exciting when they go from being a stranger thru an email just a few
days or months ago to this wild eyed excited teenager acting home buyer.
Ain't it great, that's why I love this business. So exciting to see people
get their home and live the excitment with them. And don't get me wrong
it's also exciting to get the closing check. Cool

Leads and
referrals are similar in that they are both customer contacts which can result
in sales and commissions. I distinguish leads from referrals as
follows:
A lead is contact information (the
phone book is a source of low quality leads).
A referral is a contact provided
with a recommendation from the referring source. A feature that distinguishes
one referral from another is the quality of the relationship between the
referring party and the party being referred. How well does the referred party
know the party making the referral? If they have a high degree of trust and
loyalty with the person making the referral, there is a good chance they will be
loyal and have a high degree of trust in you.
Compensation for
referrals
Compensation will vary based upon
the type and quality of the referral. When a referral comes from a non licensee
such as a past satisfied customer, no compensation is necessary, but a nice gift
thanking them for sending the business your way is appropriate. Compensation to
unlicensed persons is a violation of real estate license law in most states. A
dinner gift certificate or a gift of nominal value is fine. It is good practice
to keep the referring party informed of the status of any referral.
Referral Fees to other REALTORS
who refer business to you are negotiable, but a range of 20% to 30% of the
commission you receive (agent's split) is not at all out of the ordinary and you
may, when structuring a formal referral program, ask if your broker is willing
to participate. Speaking of your broker, referral fees are paid from your broker
to the broker of the referring REALTOR, and not directly from you to the REALTOR
who made the referral. It is good practice to keep the referring party informed
of the status of any referral right up until the referral fee is paid, and
sometimes beyond.
Online Lead Generation
Companies
A company such as HouseValues does
not provide referrals but typically leads of varying quality. Often people
browsing the Internet looking at real estate are not in the immediate market to
buy or sell, they are just browsing. Browsing for housing is not a new
phenomenon and those of us who have spend any significant time in the business
have had our fair share of "lookey Loos." Your success with leads from online
lead generation companies will vary and your expectations as to the results
should be realistic. Some REALTORS feel they get no value from Internet lead
generation companies and other REALTORS have added significantly to their
businesses with leads provided by online lead generators. HouseValues is a
company that has been in business as long or longer than most, and has an
advertising program that is national in scope.
The better lead generation
companies have training information about the best ways to take advantage of
their leads and if you are going to use one or more of these programs, take
advantage of the training and materials offered. Learn how to work online leads
if you are going to pay third parties for them and you have a better chance of
your investment in these programs bearing results. It is also a good idea to ask
for testimonials of other REALTORS who have used the service.
In the end, you decide what is in
your own best interest and the best interest of your business. How you get and
work leads is totally up to you.

I used
Realty Trac for about a year, like 3-4 years ago. Of the lead programs,
they were the best I used, BUT you get a lot of people who read a foreclosure
book and want to buy a $400,000 home for $40,000.
Every lead
I got was legitimate in that they were all real people (no dogs, fake emails,
etc) but they were mostly people wanting to invest (I was thinking of that
specialization at that time) and very time consuming. While I still work
with investors, I only have a few that I work with now. Lots of people
wanting help to negotiate a preforeclosure sale (I require a retainer for
that).
I have been with
RealtyTrac for almost 3 years now. Get leads for my two counties nearly
every day. As stated most of these potential buyers are "wannabee"
investors who think that a course or two on foreclosures make them
experts. But they are good people at heart and many can be retrained into
reality.
One hard thing is that
much of RealtyTrac's information is very poor for my area. Of the bank
owned properties that they list some 95% IS WRONG. We have a six month
redemption period here in Minnesota and RealtyTrac's computers don't seem to
understand this means the properties are still the borrower's until the time has
elapsed. Not bank owned. Usually not even for sale. On top of
it the service will report Sheriff Sale amounts (what is owed) as the
price. And it regularly reports secondary liens as if they were the asking
price.
Hard to explain that
the $400,000 house they saw "listed" is not for sale and not available at the
$60,000 they saw on RealtyTrac. It was a secondary lien foreclosing.
Worse yet is when associations foreclose on townhouses and condo for back
dues. RealtyTrac makes it look like we have units available for $3,000
-$10,000. In your dreams (or late nite TV).
But they do get the
response from the consumer. Wonder if there are any enterprising attorneys
that might consider this false and misleading advertising.

I agree with Melina. We are using it right now just for a trial run to
see what we think. We have definitely gotten leads from it but have to
'educate' every one of them on the foreclosure process and explain to them how
foreclosures may or may not get them the best deal. We have a lot of
houses on the market right now and foreclosures and short sales in our area are
not necessarily the best deal. But many of them have gone to a
seminar or talked to someone about foreclosures and think they can get them
for next to nothing. We end up spending a lot of time educating them on
investing, foreclosures and agency and it does take a lot of time. And
some of them pay for the service of RealtyTrac and so they feel as though they
know more than an agent or feel that they don't need the services of the
agent. We haven't closed any transactions yet but have a few in the
works. However, I don't feel that they are our most loyal customers and
clients.

I used Realty Trac for about a year, like 3-4 years ago. Of the lead
programs, they were the best I used, BUT you get a lot of people who read a
foreclosure book and want to buy a $400,000 home for $40,000.
Every lead I got was legitimate in that they were all real people (no dogs,
fake emails, etc) but they were mostly people wanting to invest (I was thinking
of that specialization at that time) and very time consuming. While I
still work with investors, I only have a few that I work with now. Lots of
people wanting help to negotiate a preforeclosure sale (I require a retainer for
that).

When I first
contacted Realty Generator, they had two different programs offered. You
could pay the total up front cost per month and there were no other fees. Or
you could choose to pay a very small monthly fee and a 25% referral fee on
any deals that closed that were on their system. That in itself told me they
were very confident in their system and the performance they would deliver.
Unfortunately, it is a monumental task for them to track this and they had
some agents who simply "forgot" to pay the 25%. So they had to get away from
that program. In the past, I bought HomeGain leads and they were crap, or at
least I thought they were crap. It turns out the sites I was driving the
traffic to simply did not do a good job of capturing information and
incubating the prospect. A couple months ago, I started buying some HomeGain
traffic and pointing that to my Realty Generator site and my leads shot way
up. I asked Matt Bonds (Realty Generator) about this and his analogy was you
can put the same gas in a Mazda and a Corvette, but the output is totally
different. That sounds simple enough, but it's pretty darned accurate. I know
Realty Generator gets a lot of the leads they send to me by PPC. When I did
PPC to my normal site, the leads I got were crap. When I do PPC (HomeGain)
the leads I get are the best I get other than sign calls. I heard from Matt
that after my last post, a lot of ePro folks inquired about getting a Realty
Generator account going and I suspect many did. It would be great to hear of
your successes with the system too. I'm pasting my comments at the end of
this post for others who may not have read what I had to say about Realty
Generator. I simply cannot recommend them any higher. It is the absolute best
lead generation system I have ever used and it happens with zero effort on my
part. Jim, take a look at Realty Generator. Call Matt Bonds at 206-571-1402
and he'll do a demo for you. It is area sensitive and they will not over sell
an area, so get with him before your area is sold out. It may already be
sold, but check with him and he'll let you know right away.

included in the service. The website is designed to give buyer's what they
really want, to see property. The website can tell me who has been there,
what they looked at, when they came back, where they were looking and
suggests properties to be emailed to them similar to what they looked at that
they have not seen. The site also follows up automatically with drip
campaigns and continues to email properties matching the buyer's criteria at
the buyer's option. You are able to enter your own buyer's into the system
as well, for "incubation". There is way more to the site than I can explain
in an email but one huge feature is that each of my team basically has
their own individual website and the buy in by my team has been 100 %. Yet,
I always control the site. As leads come in, they are assigned to an
inside sales person or rotated among your agents. If an agent fails to follow
up on a lead within 24 hours, the site shuts off their leads until you turn
it back on. Yet, even if the agent fails to follow up, the site still emails
to them and they have a call center option which will follow up for you.
It also has a referral network for sellers.

oversell a territory. For example, if you are in Phoenix, AZ, sorry it is
sold out. The same holds true for Denver CO and other areas. I was recently
in Denver at a conference. While sitting with a friend from Dallas who I
referred to RG, he was notified over his cell phone of 21 leads that went to
his team in that time frame alone. While I get over 300 leads per month, he
gets over 400. The site also has a mortgage side of it and is designed to
have your mortgage "partner" participate in the cost. My friends lead cost is
under $4.00 per lead. After about 4 years in the business, I am told only a
few have ever given it up. I just signed for my second site and I have a
friend in Philly who has requested his third site. Talk about a powerful
listing tool, recruiting tool and agent retention tool, this is it.
So,
before your area is sold to one of your competitors, I suggest you call Matt
for a Demo. If you want buyers and I mean a lot of buyers, this is
the answer. I know I have left a lot out of what the site does, but Matt

Has anyone had experience with HomeGain.com?
Here is my
"policy on any lead generation type company" I made a decision 3 or 4 years
ago to never, never, (did I say never!) pay up front, monthly or per lead for
any real estate lead. When they call, say, "Lets cut to the chase, I don't
pay any up front fees, but will gladly pay you 25% or even 30% for a lead you
give me that I close." They usually hang up. Over the years I have had agents
tell me that they had to pay for a lead that did not even have a valid name,
email address or phone! Once they get your credit card number, its up to you
to fight with them. If their leads were so good, why don't they bill you
$25.00 or what ever they charge at closing?

I have been
using House Values for about 18 months. I follow their recommended process with
each lead as it comes in. Drip campaigns and all. Additionally I send and email
through AOL which gives a description of a community and the a link to the MLS
listings meeting the prospects criteria. The AOL system picks up bad email
addresses that HV does not. I report this to HV and they give me
credit.
The prospect is then entered into the MLS auto notification system using the
prospects criteria. So they are on two "drip campaigns. After 18 months I have
closed on sale from this source. Has anybody had success and how are they doing
it?

Buddy,
what were the terms that you used? I’ve been doing online marketing for years
and search engine marketing, especially pay-per-click is very tricky and
requires (unfortunately) a good bit of trial and error and a lot of time
constantly tracking data.
There
are 3 major components in PPC advertising…
1.
The Keywords you choose – they
should be as narrow as possible. Sure the more broad the more clicks but it’s
not worth getting clicks that don’t need what you have to offer. In the case of
Real Estate, narrow it down to a very specific area, not just your city but a
suburb or a specific section of your city. Google and other sites will usually
allow you to search the different terms and see which ones have how many
requests. You don’t want the ones that get the most requests, they are usually
the least specific. It’s not about getting the most clicks in the shortest
amount of time (that’s a waste of money) it’s about getting the most qualified
clicks.
2.
Your ad. It is up to you
to write the most compelling ad to get them to click when they see it.
Again be specific about what they will find when they get to your site, appeal
to what it is that they are looking for. (this takes you from ad views to click
throughs). I have found that a 1 in 50 click through is excellent, but 1
in 100 is more like average. So constantly re-work your ad to try to get
the best click through rate.
3.
Your website. You have to have
a good website in places that converts traffic. It’s great to provide content
but you have to have your website set up in a way that gets that surfer to do
something. In this case you want to turn them into a lead. You want them to sign
up for whatever you have to sign up for. If that’s not happening you need to
retool your website until it does. The best conversions I have seen on this is
about 1:40 (with the numbers you stated above that would be a decent number of
leads). Unfortunately, too often we get them there then they don’t know what to
do next. When it comes to your website you can’t expect them to figure it out,
you have to take their hands and lead them to exactly where you want them to
go.
Without all 3 of the above you are
just wasting money, but if you are willing to spend the money to get it right it
will work. And if you aren’t well-versed in internet marketing but you want to
make a go of it, find someone who is and pay them to do it (but be very careful
there as well, there are a lot of people who will be happy to take your money
with big promises).
