I too have felt a little sober about the market and yet there are incredible opportunities out there. Most of my buyers (while I don't have an over abundance of them) are able to find homes that they wouldn't have been able to afford 2 years ago. In fact, that's why they are still renting when they come to me to look for a house. Decent housing in the under $100K price range used to be non-existent in our area. Now I have a couple looking at houses with 2 1/2 to 3 stall garages only and finding plenty to consider. Investors who have money they can part with for a few years aught to be buying up real estate right now.
