I have been selling real estate for over 23 years and due directly to the desire to move onto the next transaction once the previous one was in contract/closed, I normally didn’t properly keep on-going contact with those past customers/clients.
I teach real estate salesperson and broker qualifying classes in NYC and frequently tell the students present to learn from my past mistakes and make sure to regularly stay in touch with their buyers since some day in the future, they will become sellers of real estate. At the second closing, I asked the seller (who three years earlier had been my customer) why she didn’t call me when ready to list her co-op apartment. I learned my lesson and got it right in the third sale being both the listing and selling broker in that transaction.
