The Man Who Sold Hot Dogs

As we look to the future of Real Estate and the different cycles we endure we must be  cognizant of the fact that what goes up must come down.House on ocean

What we really need to be watchful for are those agents in our offices who always see the glass half empty and not half full.

Many years ago my father had a sheet of paper under the glass top of his desk and everyone that came into his office sat down on the otherside of his desk and they would always read it.

When he passed away I kept the story.

Now, I would like to share it with you because it has stayed with me ever since.

 THE MAN WHO SOLD HOT DOGS        

THERE WAS A MAN WHO LIVED BY THE SIDE OF THE ROAD AND SOLD HOT DOGS.

HE WAS HARD OF HEARING SO HE HAD NO RADIO.

HE HAD TROUBLE WITH HIS EYES SO HE READ NO NEWSPAPERS.

BUT HE SOLD GOOD HOT DOGS.

HE PUT UP SIGNS ON THE HIGHWAY TELLING HOW GOOD THEY WERE.

HE STOOD ON THE SIDE OF THE ROAD AND CRIED; "BUY A HOT DOG, MISTER?

AND PEOPLE BOUGHT.

HE INCREASED HIS MEAT AND BUN ORDERS.

HE BOUGHT A BIGGER STOVE TO TAKE CARE OF HIS TRADE.

HE FINALLY GOT HIS SON HOME FROM COLLEGE TO HELP HIM OUT.

BUT THEN SOMETHING HAPPENED.

HIS SON SAID, "FATHER, HAVEN'T YOU BEEN LISTENING TO THE RADIO?

HAVEN'T YOU BEEN READING THE NEWSPAPERS?

THERE'S A BIG DEPRESSION.

THE EUROPEAN SITUATION IS TERRIBLE.

THE DOMESTIC SITUATION IS WORSE."

WHERE UPON THE FATHER THOUGHT, "WELL, MY SON'S BEEN TO COLLEGE, HE READS THE PAPERS AND HE LISTENS TO THE RADIO, AND HE OUGHT TO KNOW."

SO THE FATHER CUT DOWN ON HIS MEAT AND BUN ORDERS, TOOK DOWN HIS ADVERTISING SIGNS, AND NO LONGER BOTHERED TO STAND OUT ON THE HIGHWAY TO SELL HIS HOT DOGS.

AND HIS HOT DOG SALES FELL ALMOST OVERNIGHT.

"YOU'RE RIGHT, SON" THE FATHER SAID TO THE BOY.

"WE CERTINAILY ARE IN THE MIDDLE OF A GREAT DEPRESSION."

The Power of Three

Have you ever wondered that some days no matter what happens somthing always goes awry. Not only once but sometimes more than once? For me it’s usually 3 times. This can be a positive or a negative.

Yesterday, MLW (my lovely wife) went to Staples to have our Christmas newsletter printed out. She had worked on this for many days and hours formatting and lining things up and it looks great. She gets to Staples and lo and behold their printer is on the fritz and she has to return later in the day to pick it up. That’s 1

Next she goes to Walmart to have our Christmas picture cards printed out and I told her she needs to bring the thumbdrive thumb drivewith the picture on it to print the cards out. Guess what, this Walmart does not have a machine to print out pictures via a thumbdrive. That’s 2.

She arrives back home and tells me what has happened and I laugh and I say to myself what’s next. She says she can upload the photo to Walmarts website and we can p/u the cards at the Epping store 25 minutes away within and hour. The first store is only 5 minutes away and their website directed us to go to the Epping store if we wanted our pictures.

She asks if I want to go with her and I agree, we arrive at Walmart and go directly to the photo department. The girl behind the counter is busy and she finally gets to us after about a ten minute wait. I drift over to the TV department and check out what they have to offer. Ten minutes go by and Monika is still at the counter and I go back to find out they can’t find our pictures. That’s 3

I figure Monika must have messed up sending the photos to their website. Lo and behold they find our cards after another 15 minute wait. Somehow it got stuck in Walmart Cyberspace.

In the meantime Monika receives a voicemail saying that the newsletter at Staples is ready. A Positive

The best part is when the Walmart clerk told us we could probably get the cards free because they weren’t ready within one hour.

Sure enough we got the cards for free. A Positive

We left Walmart happy and went to Staples to pick up our newsletter and it came out great we are very pleased. A Positive

Back in May a friend of ours son got in a motorcycle accident and it happened right down the street from us. Monika drove by the scene and panicked thinking it was her son. Luckily it wasn’t. That’s 1

In July we were out to dinner with friends and when we woke up the next morning we received a voice mail saying that their son in-law was in a tragic motorcycle accident and it was touch and go. That’s 2

I knew three was not too far away after that.

On October 9th this year I received a phone message from Monika that her son Marty was in a motorcycle accident and he had broken his neck at C6 & C7 of his spinal cord. A small pick up truck pulled out in front of him. That’s 3

By the power of prayer all three accident victims are doing very well.

Things just seem to happen in three’s.

As the World Turns

As the world turns....The World

I've been thinking about the real estate boom in our area that was. For about the last ten years from 1995 to 2005 Home sales have skyrocketed and so have home prices.sales upward

While this expansion was gaining a full head of steam I noticed many new retail companies had come and gone. Service Merchandise, a Hallmark card shop, a mattress warehouse and a few other smaller stores in this strip mall all gave way to larger corporations like Home Depot, WalMart and Staples.

As homes were being built as quick as you could say new subdivision. Home prices and interest rates were going in opposite directions.

One thing that I have noticed is that Real Estate seems to make the world go round. When people buy homes they buy a lot of other things as well.

It starts when we sell that nice 3 bedroom 2 bath Colonial house houseon 2 acres of land to the first time buyer. They are all excited and then they have their parents and friends over after they move in and the guests always seem to bring a nice house warming gift.

Maybe a new coffe maker or another appliance. The new owners go out and they buy a new washer and dryer, refrigerator, new curtains for all the rooms, a new kitchen table, then there is need for a new lawnmower or snow plow. Some people need new dishes to match the kitchen decor. They buy paint, wallpaper new flooring to finish off that room for the in-laws.

When people remodel the homes they buy they hire the plumber, the electrician, the landscaper, the carpenter, roofer, carpet install, hardwood floor installer etc..
So, I hope you get the gist of what I am trying to say because I really don't like a real long blog.

REAL ESTATE makes the world go round.

Affiliates…Are You Taking Advantage of Them??

We have a very active group of Affiliate members and it got me wondering how your local boards and state associations handle their Affiliate members.

In New Hampshire we have Affiliate members who belong both to the local and state associations. They seem to be everywhere, doing all sorts of things and they are always there when you really need them.

They volunteer and most importantly donate a LOT of TIME and Money to the REALTORS®.

Do we as REALTORS® really utilize the SERVICES they offer or do you notice some members or boards just taking advantage of them without giving anything back. What do they get out of what they give? Sponsorships are costly…RESPA is always a concern. I know they hope to get referrals and that is the name of the game.

I know we have a bunch of dedicated affiliate members and are their services under utilized or are we just taking them for granted?

Take Advantage of the knowledge and skills the Affiliate can offer your customers and clients …you might be surprised how valuable that service is.

BTW I am a REALTOR® not an Affiliate.

Salem NH Gateway to New Hampshire

Salem NH used to be a small rural border town with few stores. My wife Monika grew up in Salem and her parents still live there.

Monika has fond memories of playing in Mystery Hill Caves  now known as America’s Stonehenge

She also had many fun days at the famous Canobie Lake Park

Salem has found that unique balance of being able to mix small town, rural living with the advantages offered by a big city.

Rich in History as a visit to Searles Castle will demonstrate,yet full of activities for the sportsperson like

golfing  and racing

Salem is located in what most people describe as one of the "the most livable" states in the country with easy access to Boston, the White Mountains of NH

and beautiful coastal beaches…you have the ideal place to live, work, and raise a family.

Finding Money in Weird Places

 Have you ever found money in weird places and just wondered how the heck it got there?

Well it all started the other day when my wife Monika emailed me at the office and asked me if I was missing any money. I checked my pockets and they were empty, no big deal because I don't carry much cash anyways. I emailed her back and said yes I was missing some money and I asked where did she find it?

She said the washing machine and she wanted to know how much I had lost. I told her at least a pair of twenty's and she was honest enough to tell me that was what she found. 

I'm sure we all have found money in the washer but the real funny part was this morning when getting up out of bed to go into the home office to check the Realtownblogs website, I put on my fleece top and lo and behold I put my left arm in the sleeve and out popped $10.00. I was pretty amazed at that considering what had just happened yesterday I really thought that was a weird place to find money. I am still racking my brain as to how it got there.

I always love to put on a suit I haven't worn in a long time and to only find hidden cash in the pockets.

Just curious as to where you have found money in weird places.

Working with your Spouse, Significant Other or Your Life Partner

 My wife Monika and I have been working together and married for over 16 years. We usually go on listing presentations together and we find this very productive and beneficial. We hear all the time how difficult it must be to "work with each other and play together etc..."

We are and have been best friends for about 20 years.

When we are out on a CMA appointment we feel we have a great advantage over the competition as a team. A lot of our past clients have commented on how much they appreciate our ability to be able to work together as a team.


One of the advantages of the two of us working together is that we are able to get a good feel for the sellers. Checking out body language and being able to read them and one of us usually plays good cop bad cop. With the two of us it is a lot easier to build rapport and gain trust. Easier to close with the two of us working in tandem.

We see a lot of husband and wife teams in the field and I was wondering if some of you out there who are not working with your spouse or significant other or your life partner... could you work with them on a daily basis?

Don't worry Monika and I do have our moments especially when I don't follow orders. LOL

Waxing the motor home

I had a couple more hours this afternoon to try and wax the motorhome. Being 40' long and 11' tall it is quite an undertaking.  I waxed the slide and the driver's side. Climbing up and down the ladder isn't much fun but I'm sure it is good exercise. I doubt the weather will be good enough to finish. Looks like we should plan a trip south and then maybe I could finish it.

Washing the motor home

I was able to take a couple of hours off of work today to wash the motor home. It was about 60 degrees out there and probably the last time this season I will be able to do that. I was torn between playing golf or washing. Washing won out. We also cleaned the carpets on the inside we were surprised at how dirty they were. We don't even wear shoes inside. Must have been from the previous owner.

The New Market

The market has changed to a buyer's market as opposed to a sellers market that we saw in the late 90's up until August of 2005. Once gas prices topped $3.00 a gallon we saw that buyers were no longer coming out in droves to buy homes. Home prices had skyrocketed and now more homes were entering the market place that supply was outweighing demand and we have seen prices fall and inventories rise like we saw in the early 90's.

New England Patriots Football

The Patriots are in Minnesota tonight to play the Vikings.

My son Justin graduated from Minnetonka HS in Minnesota and is rooting for the Vikes tonight. The Pats took the opening kickoff and marched straight down the field to score a touchdown. The Vikings  stormed back to only cough up the football to the Pats Rodney Harrison who intercepted Brad Johnson at the one yard line. The Pats marched downfield and stalled on this drive and settled for a field goal.

The Pats have taken contol of this game and lead 17-0 at the half. I'll bet Justin is bumming out right now.

Second half has started and both teams have had to punt.

Vikiings have just returned a punt for a touchdown. 17-7 Pats

Patriots return the favor by a great kickoff return by Laurence Maroney then Brady marches in to score another TD. 24-7. Pats

Pats catch a big break as the refs make a bad call on a pass play from Brad Johnson to Jerome Wiggins (ex-patriot) refs call it incomplete when clearly he had possession of the ball and the ball was stripped from his hands.

Pats march down the field and rookie Rechee Caldwell loses the ball as he was popped by a Viking defender. Pats challenge the play and lose the call.

Patriots score again. Chad Jackson catches a pass from Brady and crawls in 31-7. Pats

At 4:27 left in the 4th quarter Pats rest Brady for backup Cassell. Pats punt and at 1:59 today I emailed my son Justin and wrote him that the final score would be Pats 31 Vikes 14. Oh well only 1:53 left in the game.

Vikes make a big gain to the Pats 19, then they get to the 16 and Bollinger throws it away to Ellis Hobbs for a 70 yard interception.
