Tybee is the perfect stop for northerners who find Florida too hot and are looking at the second home market. They know they don't want to go back north. While the taxes and insurance are higher in Florida, taxes on Tybee are even less than those in Savannah. In fact, Port Wentworth, a small town near the Port Authority is about the same in taxes. Compared to some of the other Georgia islands and historic Savannah, it is very reasonable.
Tybee Island is only 3.5 miles long. Therefore, the demand for property is bound to return to pre-2007 levels. It is the most convenient coastal area from Atlanta or Chattanooga. The Georgia Association of Realtors and National Association of Realtors are expecting prices and sales to increase by the third quarter of 2008. So shop now while it's a buyer's market!
