• Jan. 29, 2008 - Tybee property is still a good investment

Some places have done better during the housing slump than others.  Tybee is holding her own and prices are relatively stable.  The reason is that a most of the properties on the market here do not have to be sold.  Many were just put on the market because the seller wanted to upgrade their lifestyle or get closer to the ocean.

However, the money and mortgage problems are causing some to mark their properties down.  There are a number of good deals to be had.  Today I spoke with another agent about a home listed for over a million.  She commented that these buyers wanted everyone to know they were considering all offers as they had to move to another state. 

So come on down and let us help you find your dream beach house before the prices start to move back up.  Many analysts believe things are going to stabilize early in 2009.

• Jan. 22, 2008 - It's a Buyer's Market at Tybee!

Tybee is the perfect stop for northerners who find Florida too hot and are looking at the second home market.  They know they don't want to go back north.  While the taxes and insurance are higher in Florida, taxes on Tybee are even less than those in Savannah.  In fact, Port Wentworth, a small town near the Port Authority is about the same in taxes.  Compared to some of the other Georgia islands and historic Savannah, it is very reasonable.

Tybee  Island is only 3.5 miles long.  Therefore, the demand for property is bound to return to pre-2007 levels.  It is the most convenient coastal area from Atlanta or Chattanooga. The Georgia Association of Realtors and National Association of Realtors are expecting prices and sales to increase by the third quarter of 2008.  So shop now while it's a buyer's market!
