Nov. 8, 2006 - Slow Market News Flash

Remember my post titled "It's Official"? In it I spoke about the buzz surrounding Saint Joseph statues as an aid to getting a property sold. I promised that if I heard of any other unconventional ways of getting the job done I would be sure to let you know about it. Well Ladies and Gentlemen get comfortable, grab a cup of herbal tea and put on your favorite new age music because in the process of researching something totally unrelated I have come across a real humdinger. 

 

As I was researching some eminent domain articles I ran across one about a guy I used to know. Maybe you should read it for yourself, here's the link.

 

When I met this gentleman he was called, as the article indicates, Frank Pulaski and he was the owner of The Whiskey Cafe which was located next to the cigar shop by the bus stop at the corner of Archer and Kedzie on the Southwest Side of Chicago. It was a typical looking shot and beer joint but the unusual assortment of characters made it kind of interesting. The rascals, tramps and bums that hung out there were typical for a South Side bar, but the rest of the artsy types seemed more suited to a North Side environment. There were photographers, poets, visual artists, musicians, writers, actors, etc. The last time I passed that corner there was a Walgreen's there, I guess eminent domain had it's way with The Whiskey Cafe as well. 

 

Frank was, or is, a practitioner of most of the above mentioned arts. I know he has been published as a short story writer, here's the link, but be advised, it contains graphic language. His visual art has been publicly exhibited, here's the review.

 

Now he is called Reverend Frank Papa Doc and he is a practitioner of some other arts, some of which he tells me can help sell a house. That's right my friends, I looked him up. I asked him his opinion of the Saint Joseph statue. He says the Saint Joseph statue is overworked, says he knows of a guy who goes door to door to Real Estate Offices, selling St. Joe kits for five bucks a piece, and if you believe it will work, it might. There are alternatives to Saint Joseph though. One of those would be candle burning. Then there is high-quality incense burning or cleansing the house with a spiritual wash. These three things seem like pretty easy do it yourself projects to me, sort of like FSBOing I guess. However, if FSBOing doesn't work for you and you feel the need for the services of a professional, Rev. Frank and his wife Miss Alice will perform a ritual for you.

 

So there it is my friends. I told you if I found anything else besides burying old St. Joesph I would let you know. And you heard it here first. I haven't shared this with the national real estate forums yet, probably won't either. When you find stuff like this it's best to keep it to yourself, otherwise they begin to look at you funny.

How in the world do you get off saying that "using Saint Joseph is on par with using a no service, flat fee lister"???  Do you know for a fact that all Flat Fee Brokers provide "no service"???  Wake up, man, and pay attention to what's happening in the REAL world of real estate!

Gene, I have a post on my blog about St. Joseph, inquiring about successes of others who might have used it, or if anyone was using it.  I got some good responses, and I have since placed St. Joseph on/in several of my listings.  I have gotten more showings since doing so.  And I do believe, as Bonnie mentioned above.  Ann Cummings

Excuse me Anonymous, but in the REAL world of real estate one does not gain business by being a secret agent. You sound like you yourself might be a Flat Fee Broker. If so, don't be ashamed, go ahead, identify yourself. I stand by my assessment of flat fee listers because of my experience in working with them and no, I do not know for a fact that they are all equally incompetent, I just assume.

RE: St. Joseph. I gotta tell ya...I bought one, brought it back to my place (not for sale) and read the literature that comes with it. I had to believe it was working from the feelings I got as I did that. I did not bury it in the yard; I only trusted St. Joseph to intercede and help out my seller.  Bingo! an agent called to show the property and had an offer  the next day on my "career" listing which had been on the market for 7 months, with 5 price reductions due to a stagnated market, and was just being vacated by some great tenants in 30 days. It will close next week (30 days later). It's kind of like faith healing...it only works if you believe in it. (And you don't have to be a Catholic, I'm not and it worked for me.) And by the way, the figure I bought came with explicit instructions that end with "remember to listen to your Realtor, do the things to make it attractive and price it competitvely" and it will sell. Another important element: give thanks before and after you receive help. Aloha from Hawaii, sharon j

We bought 5 St Jsephs statues.  Not convinced yet that they work as even with numerous price reductions the homs are still on the market, except one, but she said she already had two buried and did not need ours.  Maybe our statues were defective  ;-)

If it is only a iffy thing, about St Joseph, then why did I find mine at our Local Board. I used to have to drive to a religious store to get them.  Also, thank God you are not trying to sell Real Estate in Denver Colorado,  we are the #1 state for foreclosures.
