Apr. 17, 2007 - Nothing But Questions And Answers
Everywhere I go these days people want to know what. What is the market like? What do you think is going on? What would you do if you were me? What would be my best move? What, what, what?
Don't be disappointed folks, but the answer to all of these questions is pretty much the same. The answer is "It depends". In anticipation of the next what, I will say that it depends on who, what, where and why. Let me expound upon this piece by piece so as not to befuddle you.
What is the market like? It depends upon who is asking, what and where they are asking about, and why they are asking. The "who" is asking relates to whether they are asking from the perspective of a buyer, a seller, a small talk maker, or another real estate professional. The "what" they are asking about relates to "who" they are and the kind of property they are asking about, detached single family, attached single family, multi-unit, commercial, vacant land, etc. The "where" relates to the part of the greater metropolitan Chicagoland area they are inquiring about. The "why" of course relates back to "who" they are and their motivation for asking. For example, buyers and sellers get much better answers than do small talkers and other real estate professionals. Small talkers get polite generic answers. Local real estate professionals usually get wise cracks because I expect them to be doing their own research and out of area real estate professionals get the same answers that buyers and sellers get because they probably wouldn't be asking if they really didn't need to know. Are you with me so far?
The answers to the next two whats, what do I think is going on and what would I do if I was you, pretty much follows the same logic. As I am sure you can imagine, however, I can have tons of fun with those questions when they are asked by small talkers and local real estate professionals
Lastly but not leastly, what would be my best move? The same logic more or less applies to that one as well, with an exception. The final answer to buyers and seller, after they have gotten my well researched and thought out analysis, is, hire Gene Molloy to help you accomplish your dreams. The final answer to small talkers, after a polite generic response is, but if you hire Gene Molloy, you can stop small talking and start achieving. There is only one answer I can give a local real estate professional who would dare to ask what I thought their best move would be after I knew that they didn't know what the market was like, they didn't know what was going on and they wanted to know what I would do if I were them. Their best move would be to go out and get a real job.

Nov. 8, 2006 - Slow Market News Flash
Remember my post titled "It's Official"? In it I spoke about the buzz surrounding Saint Joseph statues as an aid to getting a property sold. I promised that if I heard of any other unconventional ways of getting the job done I would be sure to let you know about it. Well Ladies and Gentlemen get comfortable, grab a cup of herbal tea and put on your favorite new age music because in the process of researching something totally unrelated I have come across a real humdinger.
As I was researching some eminent domain articles I ran across one about a guy I used to know. Maybe you should read it for yourself, here's the link.
When I met this gentleman he was called, as the article indicates, Frank Pulaski and he was the owner of The Whiskey Cafe which was located next to the cigar shop by the bus stop at the corner of Archer and Kedzie on the Southwest Side of Chicago. It was a typical looking shot and beer joint but the unusual assortment of characters made it kind of interesting. The rascals, tramps and bums that hung out there were typical for a South Side bar, but the rest of the artsy types seemed more suited to a North Side environment. There were photographers, poets, visual artists, musicians, writers, actors, etc. The last time I passed that corner there was a Walgreen's there, I guess eminent domain had it's way with The Whiskey Cafe as well.
Frank was, or is, a practitioner of most of the above mentioned arts. I know he has been published as a short story writer, here's the link, but be advised, it contains graphic language. His visual art has been publicly exhibited, here's the review.
Now he is called Reverend Frank Papa Doc and he is a practitioner of some other arts, some of which he tells me can help sell a house. That's right my friends, I looked him up. I asked him his opinion of the Saint Joseph statue. He says the Saint Joseph statue is overworked, says he knows of a guy who goes door to door to Real Estate Offices, selling St. Joe kits for five bucks a piece, and if you believe it will work, it might. There are alternatives to Saint Joseph though. One of those would be candle burning. Then there is high-quality incense burning or cleansing the house with a spiritual wash. These three things seem like pretty easy do it yourself projects to me, sort of like FSBOing I guess. However, if FSBOing doesn't work for you and you feel the need for the services of a professional, Rev. Frank and his wife Miss Alice will perform a ritual for you.
So there it is my friends. I told you if I found anything else besides burying old St. Joesph I would let you know. And you heard it here first. I haven't shared this with the national real estate forums yet, probably won't either. When you find stuff like this it's best to keep it to yourself, otherwise they begin to look at you funny.
