10 Skills a homeowner show have!

 I read an interesting article about skills every homeowner should have. Here is the jist!
 1. Replace a door lock
 2. Change furnace and air-conditioning filters
 3. Learn the location of the main water cutoff.
 4. Find a stud in wall.
 5. Find the spaces between the studs
 6. Hang a ceiling fan.
 7. Drive drywall screws with a variable speed drill
 8. Master a caulking gun
 9. Seal Stains
10. Replace the flapper ball in a toilet

El Paso County,CO Active Single Family/Patio home listings

 

According to www.pikespeakfacts.com  
December 2008 there were 4,035 active listings.
77% of these active listings were under $400,000
23% of these active listings were over   $400,000
Interestingly enough 7% of these active listings over $400,000 were between $400,000 and $500,000, 10% were between $500,000 and $800,000, and 6% were over $800,000.
From January-December 2008--7,557 homes sold. Not bad!!

Owner's must disclose

Almost all litigation relating to real estate involves buyers suing sellers for undisclosed structural problems. And, when it comes to leaking roofs, plumbing disasters, heating problems, dry rot, and flooding basements—the courts usually reject the “let the buyer beware” argument.

Putting a “quirky” or flawed property up for sale may be okay if you and the Realtor® give buyers full information on the house’s defects. But, even if you have had a structural inspection and sold your home “as is”, you may not be in the clear.

You are legally obliged to disclose all defects in the property you sell. Courts are very unsympathetic to people who have lived in seriously flawed homes and sold them to others without full disclosure.

When you’re looking for a Realtor® to list your property, ask if the company subscribes to the MLS.

MLS, or Multiple Listing Service, allows your Realtor® to market your property to agents representing buyers locally, across the country and even around the world.

Depending on the MLS region, your property will be exposed to hundreds of member Realtors® Your Realtor® wants to sell your home. With MLS it’s possible to expand the marketing of your home beyond direct selling to local buyers.

Information about the location, size, number of rooms, architectural style, and special features of your home are made available to other MLS subscribers. The MLS description also includes data on available financing, showing times and specific closing requirements.

MLS is regarded by many in the industry as the most dynamic and effective tool for matching buyers and sellers.

Mortgage update-- January 13,2009

Interest rates are amazing right now. From what I am reading 30 year conventional interest rate is 4.875%. Conventional 15 year loan is 4.625%. 30 year FHA/VA is 5%. What great interest rates. If you are interested in purchasing a home or refinancing your home now is the time to act.

According to our MLS system at PPAR in Colorado Springs there are 3 homes for sale in Top of Skyway with prices ranging from $699,000 to $2,500,000

Eight properties sold in 2008 with prices ranging from $489,900 to $842,000.

The last sale was on Electra Drive on October 15, 2008

Five properties sold in 2008 with prices ranging from $525,000 to $700,000

Happy New Year

2009 has arrived!  For the most part this year will be what we work hard and make it out to be.  Life is so short we need to enjoy each day and make every day count. I have been very blessed my whole life and don’t take that for granted. We are each given gifts and expected to use them to the best of our ability. I love helping people buy and sell real estate and know I do a good job.  I get a lot of satisfaction out of making people happy. I also love spending time with my family and enjoy our grandchildren so much. What a great balance between work and play. May this year be full of joy and success for all of you and then make the best at whatever each day brings.
