    Took a look at some numbers this morning... with all of the increase in Condos in the lakes area as well as "New Listings"; hope you find the below numbers interesting.

    NUMBER OF SOLD LISTINGS                        down 33
    MEDIAN SALE PRICE                                   down 32.43%
    NUMBER OF NEW LISTINGS                         up 104
    MEDIAN LIST PRICE                                    up 24.87%

    Basically - an Increase in Listings over last year at this time, Higher List price with Less Sales and Lower Sales Price.  All this equals a Buyers Market!    Contrary to what consumers might believe, this is no time to sell "For Sale By Owner".  With greater options for qualified buyers, your home needs a qualified REALTOR to represent you.  Be sure to contact me for information on buying or selling your home.  I'm here to help!

    Jan. 23, 2007 - Who's spending all the money on Real Estate?



    According to NAR, the number of sellers who were at least 45 years
    old or older in 2006 was 54 percent. This is the same percentage as
    for 2005. This means that Boomer activity has remained consistent.
    Furthermore, the age at which people reach their peak spending is
    46.5. The largest proportion of Boomers was born in 1960; 2006 was the
    year this group should have hit its spending peak. This may partially
    account for why the market has been so strong for the last seven years
    as the bulk of the Boomers moved through their peak spending years.
    The current statistics also demonstrate that the prime time to
    purchase a second home is when the buyer is between the ages of 50 and
    60. Currently, many Boomers are purchasing second homes in the Sunbelt
    with the idea of trying out the lifestyle while they are still
    working. When they retire, they will sell their big family home and
    make their second home their primary residence.

    Despite the dwindling size of households, new homes are getting bigger and bigger — averaging 2,400 square feet in 2005, according to the National Association of Home Builders. That’s a 50 percent increase over the typical 1,600 square foot new home built in 1973.

    Among other facts and trends revealed in the association's report on new homes:
    • One-fourth of new homes have at least three bathrooms.
    • Ceilings are at least 9 to 10 feet on the first floor and upscale houses have a standard ceiling height of 10 to 12 feet on the first floor and 9 feet on the second floor.
    • Front doors are single and wider.
    • The living room in homes with less than 3,000 square feet are being replaced by a room known as a den, parlor, retreat, library or music room. In homes larger than 3,000 square feet, living rooms are remaining.
    • Stairs are moving from the front of the house to the middle or the rear.
    • Master baths have shower stalls and a compartmentalized toilet. Mid-to-upscale homes have multiple shower heads and a tub. Upscale homes will continue to have whirlpool tubs even though nobody ever actually uses them.
    • Yards are shrinking. The American yard is expected to decline to 7,000 square feet from today’s 9,000 square feet in the next few years.
