East Riverside Drive Southeast Austin to Go From Rags to Riches in 2009

Let's take a stroll along East Riverside Drive in Southeast Austin, Texas for a mini site-seeing tour of present-day Austin. Picture yourself walking by my side as I describe the sites, sounds, and ambiance of the area.Richguy

Our tour begins on Riverside Drive, just East of IH35, as we head towards South Lake Shore Boulevard overlooking popular Town Lake.

There aren't many homes on the street, because it's mostly a commercial corridor, but that's ok because the fumes from cars whizzing by has us lightheaded.

...the streets are a little grimy, but that's ok. I'll protect you while picking up litter along the way. The sweet smell of pizza, tacos, and "fried stuff" fills the air as we pass by the Capmetro bus stops taking students to campus.

A newspaper blows down the street. You catch one of the headlines,"Luxury high rise condos coming to East Riverside Drive in Southeast Austin".

WHY EAST RIVERSIDE DRIVE IN SOUTHEAST AUSTIN IS PRIME REAL ESTATE

First, keep in mind that East Riverside isn't that bad. Austin is one of the safest cities in the U.S. per national studies.

Starriverside_aerial The East Riverside zip of 78741 has one of the highest percentage of renters in Austin, but most renters are working families and students.

I specialize in East, Central and South Austin real estate, so this is not new information, but inquiries about the area have been increasing. I bought South East Austin years ago because I knew changes would happen in 5-7 years.

Top 5 Reasons Why I Purchased East in 2003:

1. Downtown Austin was less than a few minutes away.
2. The area was identified as a "development zone" by the City of Austin. They're currently choosing a consultant for the East Riverside Corridor Master Plan.
3. The homes were affordable, yet only minutes from the Austin Bergstrom International Airport.
4. Residences in 78741 were land locked, with popular Ladybird Lake (then Town Lake) less than a few miles away.
5. East Central Austin zips 78702 and 78722 were slated to be hot, so the next wave would be south.
