How to do a Productive Open House

Location! Location!Location!

Location # 1 is the 2 Turn Rule- Keep the Home as close to the main roads as possible. 2 Turns from any main road is maximum! If you take them through a maze to your Open House, chances are they will never make it there.

Location#2 is Potential Buyer Density- Find out those who are most likely to buy in the subdivision. Renters who live in the same size home or smaller are ideal. Also look at Homeowners who have lived in their homes for more the 3 years, with a approx 400 sf smaller home. Find 100 homes that fit these criteria. Send them a Postcard 2-3 days before you hold the open house. Best way to do so is by walking the area and knocking on doors to invite them in person.

Location#3 is Actives, Pending and Sold- Look at your competition and the neighborhood stats and see if homes are selling. If the area had no sales in the past 90 days you should rethink your Open House.

Once you have decided to put your home on the market and ready for an Open House, try to view the home from a Buyer's perspective. Here are 5 helpful steps.

1. Keep it clean. A Good cleaning and fresh paint creates an imprison that the homes has been taking care of well.

2.Keep it uncluttered. It will be neater and look larger. We are trying to covey a specious feeling

3. Keep it Neutral. Eliminating distracting colors and personal accessories

4.Keep it dynamic. Make your home memorable. Clean smells, flowers, vanilla, your homes should be inviting.

5. Its showtime! Make a final Walk-through through all the rooms in the home, keep toys, clothes, food and other items picked up.

Make sure you have a copy off all the listings that are for sale in this area/ subdivision so if the Buyer tells you that they don't like this one, you can tell them that you have seen the one down the street and it has exactly what you are looking for. Then you take them there and place a sign will be back in 10 Min. Or hold the Open house with a Partner and have them go with the Prospect Buyer. It works!!!
