Green Valley AZ Active Adult Retirement Real Estate Market Status - Business As Usual

Green Valley Arizona has not experienced the lending crisis & foreclosure scenarios that are splashed all over the national news. Statistics have shown that as high as 60% of our real estate purchase transactions are cash - no financing involved. Often times a buyer elects to finance a portion of their purchase - more as a cash flow strategy than anything else.

Yes, it does look like there are quite a few homes listed for sale in Green Valley right now. In the Green Valley MLS we have about 1,100 listings - which also includes all ages area Sahuarita, Rancho Sahuarita, Tubac, Rio Rico/Nogales (about 45 miles south of GV)... when you remove those areas - this leaves 750-800 properties listed for sale...

Look back to the earlier 00s and you'll find 600-700 properties listed for sale - while I will agree that these prices were lower than today - I believe that for a long time Green Valley was a very underpriced real estate market that has finally come into it's own. Demographics of people retiring and relocating to the desert Southwest bode well for the long term real estate market.

In fact - much of the real estate market in Green Valley is business as usual. Yes, there are quite a few homes available for sale. This makes for a good selection of homes available for Buyers. Interest rates are exceptionally low right now.

Now if you look back to the craziness of 2004-2005 in Green Valley we had about 200 homes listed for sale - EGADS! This time period was one of quickly rising prices, frenized buyers, full price ++ price offers... not a lot of choices for buyers and decisions made quickly and not always with reason.

For those considering a seasonal or second home and those thinking of relocating to the Southwest, NOW is the time to buy.  In my professional real estate opinion prices have indeed reached the bottom.
