Marketing secrets used to be just that,.. "secret". This was when business was plentiful,.. new people were entering the industry every day and competition was a healthy motivator! Today, there are those in our industry struggling with the effects of the market conditions. Properties are staying on the market longer, inventories are doubled, even tripled in some areas, and sellers are more demanding for results! Imagine that! When things get tough, however, the tough get going... and that is exactly what Realtors in my are area doing.
I've been a part of a unique group, combining resources and efforts inhopes of creating synergy to bring a new face to marketing. Currently, I have 3 subdivisions listed at present. Others in my group have 1, 2 or 3 subdivisions as well. Lot sales in the Leon County and surrounding counties have been sluggish to say the least as new construction starts are down here due to a previous excess of inventory homes. The inability for some customers to sell their existing home has also prevented their ability to purchase some of these new "in stock" homes. Comparing lot sales in other subdivisions created a sense of urgency to facilitate more exposure of these subdivisions in order to spur interest and promote sales. As a result, those of us who have exclusive listings in these large acreage tract areas, joined together to create a new marketing strategy. Gone are the days of greed and secrecy,,.. it is all about cooperation and the desire to succeed and promote a resurgence on interest in our properties.
We have jointly created a name for ourselves, North Florida Estate Communities, a central website for these properties, www.NFlaEstates.com . This site will point to our individual sites as well. We started with a desire to find means of advertising joint open house weekends. This year we plan a "Parade of Land," during May which will run concurrently with the annual "Parade of Homes" this year. We are looking to drive traffic to these new large acreage home-sites with hopes of not just lot sales, but potential new-construction. As builders are showcasing their construction, we hope to generate new construction sales as well. We will continue to look towards marketing these subdivsions we represent now, and in the future together. Highlighting the features
Again, it is my hope that we are learning yet another lesson or two along the way,.. Realtors continue to help other Realtors, Realtors helping bring buyers and contractors together. We are vital to the industry, and we must remain constant in our efforts to find ways to restore faith and confidence in our industry and in our market.
