“The Appointment”
You just met a Realtor at an open house... you called on a sign or an advertisement... and you got “the question.” “Are you working with a Realtor?” You ask yourself, “Why does every Realtor ask me that?”
The answer is really simple. Ethically, we have a responsibility to others in our industry. Protecting the relationship that may be established with another Realtor is crucial to the best interest of the customer, you. Secondly, it is very important that we provide feedback to those we represent, sellers, as well as to who is looking at their home. Is it qualified buyers in search of their next home or investment property, inquisitive Sunday drivers who “happen” on the “OPEN HOUSE” sign, or a curious neighbor. Take 2 minutes to help Realtors provide this statistic to their sellers. This information helps mold the Realtor’s marketing plan that is best for the ultimate goal of selling their home.
If you are a serious buyer, you are probably searching the paper, in magazines and online for the perfect house. But what do you do when you find it? If you are looking on your own, you may get lucky and happen on a smiling face that makes you comfortable enough that you would actually consider working with that person on your purchase. If this person is savvy and professional, they will indeed ask you for “the appointment”. Does that trigger the foreboding music in the background, or does it give you that warm, confident feeling of this person is going to take care of me? “The appointment” is rather, a compliment, a logistical ordered step, a professional approach to one of the most costly investments you will make in your lifetime.
“The appointment” deserves an hour or so of undivided attention. The goal is to get to know your needs and your goals and to educate you on the ever-changing intricacies of the real estate purchase process. It also provides you with an opportunity to learn about the person you are hiring as your Realtor. What is their experience, how do they work with buyers and sellers, what kind of communication systems do they use to reach you, other sellers and buyers? All questions covered in “the appointment.”
Another thing you will learn is how Realtors get paid, and when. Unlike physicians or accountants, or attorneys, most Realtors do not get paid for their time, their gas, their overhead expenses, etc., until a transaction closes. Devoting time to you is free essentially, until you have a successful closing. Realtors in turn ask for your loyalty, your devotion to them as they work while you continue your job, spend time with your family and tie up the loose ends of your life before your purchase. Loyalty agreements come in different forms, many use written buyer agreements, seller listing contracts, and many simply shake hands, give a hug and start to work with an understanding that you will indeed employ them for the duration of the task. You need not be afraid of written agreements, and if you are not presented with one of these, make sure you know exactly how your Realtor will be working for you, and what is expected of you as well. Once you put a professional Realtor to work, you will see results, you will see work being accomplished. Your needs are the integral element in this relationship.
