Yes, sales overall are down 24% statewide... It probably isn't any surprise to anyone who's in the home selling or home buying market lately. Inventory is rising, homes are on the market for a month or more and buyers have room to breathe. In fact, we're seeing price reductions and even listings expire - those were rare happenings in recent years. But alas, all great things must slow. You notice I don't say they'll come to an end. Our market remains strong. Here are some local cities and their appreciation. Median home prices are still rising in the double digits.

Locally, during January 2006, Danville had one of the highest median prices in the state. Of the top 10 statewide cities, Danville came in 8th with a median price of $936,000.
To sell a house now, you must price it right! It has never been more important. Buyers have a lot of choices and a lot of time right now. What will set you apart?
Think of this.... in terms of inventory on our MLS during January. Last year, January 2005 there were 211 listings on the market. This year January 2006, there were 722! More than a 240% increase in inventory.
