Willow Valley Marina ~ a tiny inlet off the Colorado River in the deep water area (translation: no killed propellers!) 5 miles south of the Avi Resort but on the AZ side. This private, gated marina serves only the homeowners in about a 3 square mile radius. The HOA dues are . . . hope you're sitting down . . . under 62 bucks a year! Currently, there is also a 4 year special assessment from a recent land purchase OKd by the HOA. That isn't to exceed 150/year so just over 200 bucks a year.

There are 3 different subdivisions with Marina access: Cimarron Lake, which is site built only, underground utilities and a small additional HOA payment of 30 bucks a month. City sewer and water; Willow Valley 'proper' which you can see in the aerial. There are all types of properties from singlewide mobiles from about 100k to custom built homes right near the marina in th 400s. And, across Highway 95 about 2 miles from the marina is where the acreage properties begin--most zoned AR1A for horses, some site built only custom ranch homes (300s-500s) and others manufactured homes in the 200s to 300s . . . all on acre parcels. Most of these properties have wells and propane if you want to cook with gas. So there really is something for EVERYONE HERE!

The marina has a live-in caretaker who polices the area. There are 2 beaches (pictured; one is buoyed off in a no wake zone for kids!), day use boat docks, BBQs with grass and cabanas for picknicking, even phones and public restrooms. Two beautiful launches AND a trailer area where you can leave your trailers all day. THIS PLACE ROCKS!
