Downtown Austin Condos have a variety of monthly HOA fees. Know what they are before you buy a condo!

With the recent building boom of downtown condos the face of Austin is changing. We can't go back in time and stop the building, but we can be aware of which properties charge the lowest HOA fees. If you are considering buying a downtown condo this is important information to consider. Some of these condos are charging over a thousand dollars a month in HOA fees. What you get for your money varies from project to project. I am including a breakdown of the most affordable HOA fees and the most expensive HOA fees for the downtown condos and lofts. The HOA fee is based on a 1000SF unit, which is typically a one bedroom with about 700SF. The penthouse units and multiple bedroom units of course will have higher fees. To keep it simple I am only including condos and lofts that are available now.

Most Affordable Condo Properties:

The least expensive property I found was the Bel Air which admittedly is slightly south of downtown on South Congress. This property was built in 2007 and details can be found at www.TheBelAir.com.

The second most affordable HOA fee's can be found at the Pedernales Lofts. They charge $130 HOA fee for a one bedroom loft. You may see more details about this property at www.PedernalesAustin.com.

The third on the list is the Chestnut Commons at $140 per month. You may see more details on this community at www.AustinChestnut.com.

The fourth lowest HOA fee is $180 is found at the Este located at 2235 E. 6th Street. More information can be obtained at their website www.EsteAustin.com The TwentyOne 24 Condos also have a $180 HOA fee. More information about them is found at www.twentyone24.com.

The fifth least expensive HOA fee is $200 at the Akoya at 2200 Dickenson Street. More information may be obtained at www.AkoyaAustin.com.

The sixth most affordable is The Bridges On The Park, at 210 Lee Barton Drive with a HOA fee of $300. More details are available at www.CLBPartners.com.

The Spring is located at 300 Bowie Street and will have HOA fees of $380 per month for the one bedroom unit. you may see additional information at www.SpringAustin.com.

The most expensive HOA fees for Austin condos and lofts in Austin are:

The most expensive existing condo HOA fees can be found at The Austin City Lofts 800 West 5th Street, with $460 per month. For more information on Austin City Lofts go to www.CLBPartners.com.

The second most expensive HOA fees can be found at The 5 FiftyFive Condos, located at 555 East 5th Street in the amount of $390. For more information on them please go to www.5FiftyFive.com.

Of course the biggest players in the Downtown Condo scene have yet to complete a unit. The following three highest HOA fess will be found at: The Austoinan with a $640 per month HOA, The Four Seasons Residences with $620, and The W Residences with $600 per month. The Austoinian is estimated to be complete in 2009, The Four Seasons is scheduled to be ready in early 2010, and The W Residences is to be ready for occupancy in late 2010.

Austin Condos offer investors a lucrative option to invest in real estate properties that can be re-sold if required. There are a number of pre-construction condos that are also on the rise that give investors the opportunity for profitable business.
