Aug. 29, 2006 - Buyer's Market?

All around the Country agents are declaring that it is a Buyer's Market. Meanwhile over in Seattle, I have an offer sitting around for almost a week, because the seller isn't looking at his offers yet. Will he have a collection of offers to view tomorrow as he expected?

Will be interesting to see if the property bids up. It has several negatives. Meanwhile another property that bid out almost two months ago is now back on market with a price reduction.

I feel a change in the wind. Are sellers being too arrogant for the current market conditions, or not? We shall see.

I don't know about your area, but here in Mid-Michigan where the market is at a very slow crawl (maybe more like a snail than your turtle)... Last week I had two sellers turn down great offers. One seller said it "wasn't convenient" for her to accept one with a contingency that the buyer sell his home... because it might happen in the winter and they would be in Arizona. The other one said they wouldn't hold a "Seller Second" mortgage on the home they had greatly overpriced- that has been on the market for three+ years. Geesh people, if you want your house sold in this market...

Caron, Thanks for the comment. Here's one I saw last week. Agent remarks: MOTIVATED SELLER! No showings after 5 p.m. Mon - Wednesday. I called to make an appointment on Saturday and the owner said, well could you come right now because someone else is showing it right now. I said No, because my buyers are with me right now, but I could get there in an hour. She said, oh, well no we can't show it then because that is "nap time". Motivated seller?
