Absorption Rates and Odds of Selling in Flint, MI and surrounding areas.

A market analysis will no longer be enough to price a home!

Absorption rates tell us the supply of homes on the market.

Example: if xyz = 33 then there is a 33 month supply of homes

on the market for that area.

Absorption rates can be broke down to meet any criteria, price,

number of bedrooms and immediate nieghborhoods.

I am listing the absorptions rates by school district,

if you would like a rate with different criteria,

12 month time peroid gives the months of market supply.

6 months analysis shows a trend.

3 months time period gives the latest trends

6 month supply = balanced market, greater than 6 = buyer's market, less than 6 = seller's market

This information is provided to help sellers

price the real estate properly. Are you going to

overprice your home if your odds of selling is

less than 50%? I don't think so!!
