Absorption Rates and Odds of Selling in Flint, MI and surrounding areas

Absorption Rates and Odds of Selling in Flint, MI and surrounding areas.

A market analysis will no longer be enough to price a home!

Absorption rates tell us the supply of homes on the market.

Example: if xyz = 33 then there is a 33 month supply of homes

on the market for that area.

Absorption rates can be broke down to meet any criteria, price,

number of bedrooms and immediate nieghborhoods.

I am listing the absorptions rates by school district,

if you would like a rate with different criteria,

please email me: Angie@AngieRidley.com

12 month time peroid gives the months of market supply.

6 months analysis shows a trend.

3 months time period gives the latest trends

6 month supply = balanced market, greater than 6 = buyer's market, less than 6 = seller's market

This information is provided to help sellers

price the real estate properly. Are you going to

overprice your home if your odds of selling is

less than 50%? I don't think so!!

The officers were elected at the Flint Area Association Leadership Retreat, Oct 23-24th, 2007. Gail was elected last year for the President Elect 2007 position, then moved up to the 2008 President position.

Peter Banwell gave me, Angie Ridley, a run for the election of 2008 President Elect position. Peter and I tied twice. The current 2007 President Dave Taljonik decide since the candidates ties 2 times, we would have to draw straws. Peter let me draw. I had to draw the longest straw and I did.

Debbie and Jane's positions were uncontested.

The retreat was awesome, just sit back and watch our assocation continue to grow!!

MSHDA helps with Michigan Loan

MSHDA, Michigan State Housing Development Authority, is on the way to the rescue Michigan homeowners facing the difficult times of delinequent payments, foreclosures and arms due.

New refinance programs will include: ARM Assist Refinance - The purpose of this new program is to assist individuals who currently have an adjustable rate mortgage and would like to obtain a fixed rate loan in order to create housing expense certainty.

and

Missed Payment Refinance - The purpose of this new program is to assist individuals who currently have a delinquency on their mortgage and for whom a loss mitigation strategy aimed at reinstating their existing mortgage is not plausible.
