Modular vs Manufactured, Get it Closed...

At a recent Flint Chapter Women's Council of Realtors meeting, modular and manufactured homes were discussed.

Modular and Manufactured Homes are built in a factory. The factory is climate controlled. Great building conditions and assembled on the property.

Modular homes are appraised same as a stick built. It is possible for a 2nd homeowner, RealtorĀ® Appraiser and Home Inspector not to be able to identify the home is a modular home. When the modular home is put on the foundation, it's the same as a stick built home. Modular homes are made to BOCA code, conforms to city and township building codes. The modular home is financed the same as stick built home.

Manufactured homes depreciate very quickly. A manufactured home contains tags on each outer section and in the inside. The tag on the inside of manufactured homes can be placed in the cupboards, on the furnace room door, the electrical panel and many other places. The tag contains the serial number, make, model, vin and year built. The tag information is needed for financing. The manufactured home is titled as a car with the secretary of state.

If the tags are removed, a surety bond must be purchased and the proper paper work filed to clear the title.

For most types of financing, the manufactured must have an engineered inspection. This inspection assures the lender the wheels are gone and the home affixed to the property and cannot be moved.

The next step for a manufactured home is the affidavit of affixture. This document removes the title forever. The manufactured home becomes part of the real estate. Most title companies will take care of this paper work.

Flint Cultural Tour

  I would like to thank the Flint Chapter Women’s Council of Realtors® for the great time during the Cultural Center tours.  We had a great time, personally I loved the Planetarium and getting on stage in the Whiting.  Can you really imagine having to perform in front of that many people?  Awesome!

Friday April 27 was a night for Flint fun and entertainment.  I went to an evening pt together by the Whiting and FCCC called “Triple Play”.  This evening was way cool.  We started the evening at “The Farmers Market’.  Mott Community College played gentle soft music while we snacked and had drinks.   I hear the chicken at the Farmers Market is like know other.

The next stop was at the University of Michigan Auditorium.  We listened to “Triple Play”.  Great music played with blues and jazz. The entertainers supplied lots of laugh for a large crowd. http://www.madcatmusic.net/tour.html .

The last stop was the Aloha Lounge and Jazz Club.

I was amazed at the great music being played here.  JTE was the bank, they play every Friday night at the Aloha.  If you like Motown, Jazz and a little bit if the and a little bit of that, this is a hot spot for you!

Flint FCCC, you out did your self!  Great job!!!!  I can’t wait until the next event.

Spring Meeting April 20th 2007

  I went to the Women’s Council of Realtors® Spring meeting Friday 4/20/07.  These approximate statistics were given:

            GM Paid Medical Leave         7000 people

            GM Job Bank                        8000 people

            GM Lay Off                           5000 people

            GM Union Officials                1500 people

                                                            21,000 people, paid non production people

             Toyota                                     28,000 total work force.

 How can GM compete?The spring meeting included an update from Bill Martin.  He stated any tax increases at this time scheduled for review are Real Estate friendly to the purchaser, seller and all involved in transactions. 

  He talked about the current infrastructures’ in our township and county governments.  Most infrastructures are still operating as originally built.  The infrastructures must change to accommodate growing public needs.  Infrastructure includes the way the governments are currently controlled and the taxation process.

Many people didn’t know the government was attempting to pass a bill that allowed property taxes to the same for 18 months after purchase.  The bill was voted down. The fear was, after 18 months the taxes would adjust out of control.   Another reason for the defeat was the transfer tax on the sale of the property would go up as well.
