• Mar. 23, 2008 - RPAC, What is it? What does it do for me?

 

 

Time to talk RPAC!

More than ever, we need the Realtors® Political Action Committee.  Bill Martin from the Michigan Association of Realtors® spoke at the March Flint Chapter Women's Council of Realtors® meeting, and then Senator John Gleason came to FAAR to discuss the theft of materials for scrap money from homes.

A political action committee is a group of people who pool their resources together to support candidates who support the industry.  In the Real Estate business, we need people in office that support homeownership, understand property rights and understand the procedures / policies of selling real estate.

RPAC does not by votes.  RPAC assist the candidates that support the Real Estate Industry.  

RPAC assisted nationally:

  • Smith vs Globe Life Insurance- Realtors® are exempt from the Consumers Protection Act.   That is a huge cost savings for agents.

RPAC assisted in Michigan:

  • Realtors® do not have a sales tax on their commissions. (a CALL TO ACTION got the job done, 10,000 email in 2 days from you!)
  • 2006 Ballot Proposal #5 K-16 spending mandate was defeated; this kept our state from getting a further deficit situation.
  • Saved Realtors® from a 900% tax increase under the original proposed MBT
  • Killed the expansion of the transfer tax
  • Defeated point of sale septic inspections
  •  Passed increased appraiser education standards
  • And much more......

Senator John Gleason came to the Flint Area Association of Realtors® March 20, 2008 for a press conference.  He informed the Brokers about Senate Bill 1089.  This bill is an attempt to stop the theft of copper, aluminum and other items from the homes we are trying to sell.  This bill will require the scrap yards across MI to record valid ID information and write checks for payment of items instead of giving cash.  Many more protective procedures are on the bill as well.

We need RPAC, which means we need you.  Setting up an RPAC contribution is made easy.  A one time donation, monthly donations taken write off the debit / credit card or pay with your dues.  Think about this, $10 monthly is cheap insurance for our profession.

• Mar. 23, 2008 - Flint Area Assocation of Realtors Town Hall Meeting

 Town Hall Meeting on Monday Morning! 

Please join us on Monday morning, March 24th, at 9:00am for a Town Hall Meeting at the FAAR Office. The purpose of this meeting is three fold: One, to provide members with an update on the association; Two, provide a forum for members to ask questions regarding the association; and Three, to discuss the future. This event is designed to be interactive and encourage open discussion. FAAR staff and elected leaders will be participating.

As of today the number of homes pending (waiting to close) is 587 in Genesee County, MI.

• Mar. 20, 2008 - The Purchasing Process

Step 1.  Getting Prepared

  • Contact your mortgage lender for PREAPPROVAL. 
  • Know what you can afford.
  • Explain to Realtor your needs.

Step 2.  Previewing Homes

  •  Take pad of paper, ink pen and camera.
  •  Note all the likes and dislikes.
  •  Ask yourself, how does this home make me feel?  Do you feel enclosed, comfortable or overwhelmed with too much space?
  • Note how much updating you may need to do.  What are the approximate costs?

Number 1 question, do people really purchase the first home they look at?

      Yes, many people purchase the first home they look at.

Step 3.  We Found a Home!
Once you have selected a home, have agent do a Market Analysis of the area to help you determine offer price. (Compare apples to apples)

Items that will affect your offer:
      1.  Property Condition
      2.  Property Improvements
      3.  Market Conditions
      4.  Seller Motivation

Step 4.  Make Your Offer

Your agent will assist you with the offer.
      Discuss home inspections, home warranties and well test....

Step 5.  What to Expect from Owner Seller

  • Agent will present offer to seller's agent or seller.
  • You will know the result, accepted, counter-offer or rejection immediately.
  • Fast negotiations.
  • Inspections
  • Get Home Owners Insurance
  • Close

      

            What to Expect from Bank Owned Seller

  • Agent will submit offer to seller's agent or bank.
  • Bank can take offer and others.  Don't plan on a response for 2-4 weeks.  If you get one sooner you are blessed.  Yes, they can still receive offers while you are waiting.
  • Bank will provide their own "Addendum" specifying the terms.
  • Inspections
  • Get Home Owners Insurance
  • Close
  • Bank will charge you a daily fee if transaction is not closed on date specified in the purchase agreement.
  •         Timely, purchasers are usually upset about the length of time it takes the Bank to respond.

 

            What to Expect from HUD

  • Sign Contract
  • Earnest Money is not negotiable. 
  • $500 for homes below $50,000
  • $1000 for homes $50,000 and above
  • Must be in form of a cashiers check made out to Real Estate Brokerage
  • Agent submits offer on-line
  • M-F expect a 24 hour response
  • Have all inspections done with in 15 days of accepted offer.
  • Get Home Owners Insurance
  • You must close with in 45 days.
  • Easy, fast and most of all, very affordable.

 

The Last Step:  Closing, the Home Becomes Yours.

  • Your lender or real estate agent will contact you with the final $'s you must bring to close.
  • Bring your Driver's License
  • Your lender or title company may request a last minute item, be prepared.
  • The closing documents may be signed on one day, reviewed then finished the next.
  • In most cases you will only be required to be at the title company one day.
