The Flint Area Association of Realtors is trying to discover what the Gen X and Y'ers want and need out of an assocation.
Please tell me, what do expect of an association?
What educational tools do you want?
How do you want to learn? In class, online, webinar?
How would you like to keep up on legal changes?
Do you read the front of an MLS screen?
Do you read the newsletters?
What information would you like text to you?
What activities can an association provide, that you would attend?
How can an asociation get you involved in task forces and interested in leadership roles?

The officers were elected at the Flint Area Association Leadership Retreat, Oct 23-24th, 2007. Gail was elected last year for the President Elect 2007 position, then moved up to the 2008 President position.
Peter Banwell gave me, Angie Ridley, a run for the election of 2008 President Elect position. Peter and I tied twice. The current 2007 President Dave Taljonik decide since the candidates ties 2 times, we would have to draw straws. Peter let me draw. I had to draw the longest straw and I did.
Debbie and Jane's positions were uncontested.
The retreat was awesome, just sit back and watch our assocation continue to grow!!

• Oct. 15, 2007 - Michigan State Housing Development Authority to the rescue

MSHDA, Michigan State Housing Development Authority, is on the way to the rescue Michigan homeowners facing the difficult
times of delinequent payments, foreclosures and arms due.
New refinance programs will include: ARM Assist Refinance - The purpose of this new program is to assist individuals who
currently have an adjustable rate mortgage and would like to obtain a fixed rate loan in order to create housing expense
certainty.

Missed Payment Refinance - The purpose of this new program is to assist individuals who currently have a delinquency on
their mortgage and for whom a loss mitigation strategy aimed at reinstating their existing mortgage is not plausible.

• Oct. 7, 2007 - ARM's Due, What If?

I am imagining a loan servicing company and backing investor saying to the homeowners:
"I know your ARM is getting ready to adjust. We understand we probably shouldn't have done this loan to begin with
or we understand the economy is tough let's make a difference. We won't adjust your ARM.
We will keep the rate locked at the current percent as long as you make the payments. We are in this together, lets get
out of this together."
If one company did this, would others follow. What would the market do? How many people would be grateful and use that
company again. How many real estate agents would refer business to that company?

• Oct. 6, 2007 - Modular vs Manufactured, Get it Closed...
At a recent Flint Chapter Women's Council of Realtors meeting, modular and manufactured homes were
discussed.
Modular and Manufactured Homes are built in a factory. The factory is climate controlled. Great building conditions and
assembled on the property.
Modular homes are appraised same as a stick built. It is possible for a 2nd homeowner, Realtor® Appraiser and Home
Inspector not to be able to identify the home is a modular home. When the modular home is put on the foundation, it's the
same as a stick built home. Modular homes are made to BOCA code, conforms to city and township building codes. The modular
home is financed the same as stick built home.
Manufactured homes depreciate very quickly. A manufactured home contains tags on each outer section and in the inside. The
tag on the inside of manufactured homes can be placed in the cupboards, on the furnace room door, the electrical panel and
many other places. The tag contains the serial number, make, model, vin and year built. The tag information is needed for
financing. The manufactured home is titled as a car with the secretary of state.
If the tags are removed, a surety bond must be purchased and the proper paper work filed to clear the title.
For most types of financing, the manufactured must have an engineered inspection. This inspection assures the lender the
wheels are gone and the home affixed to the property and cannot be moved.
The next step for a manufactured home is the affidavit of affixture. This document removes the title forever. The
manufactured home becomes part of the real estate. Most title companies will take care of this paper work.

Advertising ideas for Women's Council of Realtors® local chapter meetings:
Have a marketing chairperson that loves what they do.
Use your local Realtor Association. Ask about the home page of the MLS screen and ask them to put ads in all their out
going communications promoting your events and membership benefits. In return, list them as a sponsor. 2 way
recognition.
The local newspaper. We have opened our meetings up to the public and all businesses. Our local newspaper, The Flint
Journal- www.mlive.com , advertises our meetings and events in the local newspaper at
"No Charge." The Flint Journal considers our events as a business and community service because of the education
provided.
www.Evite.com , a great source of advertising, easy payment tracking and an electronic
RSVP counter. It's free!!
Have a chapter monthly newsletter. Need a printer, contact Kinko's. They print a color newsletter in return for
sponsorship recognition in our newsletter. We pay for postage, labeling and folding. Very cheap.
Blog your chapters events before they happen and after. You would be surprised at the amount of people that actually read
blogs with out your knowledge.
Our next goal is local TV. PBS maybe. Has anyone had any experience with this?
