• Apr. 29, 2007 - Flint Cultural Center Corp. Night Out.

 

Friday April 27 was a night for Flint fun and entertainment.  I went to an evening pt together by the Whiting and FCCC called “Triple Play”.  This evening was way cool.  We started the evening at “The Farmers Market’.  Mott Community College played gentle soft music while we snacked and had drinks.   I hear the chicken at the Farmers Market is like know other.

The next stop was at the University of Michigan Auditorium.  We listened to “Triple Play”.  Great music played with blues and jazz. The entertainers supplied lots of laugh for a large crowd. http://www.madcatmusic.net/tour.html .

The last stop was the Aloha Lounge and Jazz Club.

I was amazed at the great music being played here.  JTE was the bank, they play every Friday night at the Aloha.  If you like Motown, Jazz and a little bit if the and a little bit of that, this is a hot spot for you!

Flint FCCC, you out did your self!  Great job!!!!  I can’t wait until the next event.

• Apr. 29, 2007 - Watch out! Non Agents on the loose! Some committing Fraud!

In Michigan an agent can put their license in "escrow" by putting their license with a school or broker that does not belong to a board.  They don't have to pay dues that way.  When a person puts their license with a school, they must give any client they recieve to the school and then rec. a referral fee.  Not allowed to practice real estate.

I showed and negotiated vacant land for a couple for over a year so I was going to have a procurring cause issue.

When I research the so called "agent" that wrote an offer on the vacant land I found the person was licensed with a school, on the purchase agreement he made up a fake brokerage on the pa, verbally said he was the broker. He wanted the check made out to the fake brokerage and he had a bank account set up in this fake name.

I looked on line for the brokerage, it wasn't listed.  I looked up his name, his license was with a school.  Well, I called the school, they said he wasn't suppose to be actively selling real estate, then I turned him into the board for fraud.  The purchasers used him again for another peice of land.  He wrote another offer, the listing brokerage is aware of the agent practicing illegally, he won't get paid for the transaction.  Now if something else happens, who all can the purchasers sue for knowing he was not suppose to be practicing, therefore everyone involved is being dishonest with the purchasers.

The second person, called me to set up a showing for one of my listings.  I checked the state site for his license, his license had lapsed.  I had to call the office he was doing business out of and yadda yadda yadda.

• Apr. 29, 2007 - New Office Policy

  I have found 2 people in the past month schedule showings and write offers that were not legal agents. 

 Complete Realty, LLC New Office Policy:  Every agent that calls to see a home, the state license # must be verified through the state of Michigan website.  
State of Michigan License and Verification On-line Service   The persons license must match the business they are stating they are with.

It doesn’t matter if you know this agent or not.  The license must be verified.  If you find the license is with a school, the person probably is not able to practice real estate.  The school must be notified of the request and approve that the person is able to conduct business.

Since you are on your system confirming this information, save the page to your listing file, or email the information to me to save in the office listing file.  For every offer written on a property listed with Complete Realty, LLC license verification must be attached.

Law suites are flying because of agents practicing illegally.  This is a service to your client, your broker and the real estate industry.

• Apr. 29, 2007 - Women's Council of Realtors Sponsorship request

Many of us have trouble explaing "why we need sponsors".  Please feel free to copy, paste and tweak for your chapter.  I put this in our May newsletter hoping people recongnize the need for sponsors.

Why Sponsor the Flint Chapter Women’s Council of Realtors?

Our chapter provides each member the opportunity of education for business and personal use.  Our chapter prepares people for leadership in roles in real estate and the community.   Most of our members move into Chairperson roles and leadership positions for the Flint Area Association of Realtors. We provide members with scholarship funds for education and the ability to attend conventions.

Our chapter’s financial resources come from sponsors and fundraisers.   We need you.  Sponsors are recognized on the Sponsorship Board, the website and our monthly newsletter.

How is the money used?

So far this year, our programs have included a Short Sale and Foreclosure seminar, attended by over 120 people.  The Salesfest event in Feb. was full of information provided by National Speaker Robert Morris.  Salesfest was also con ed approved.  March we provided education about MSHDA for 2 hours and then the Flint Revitalization Team came in.  MSHDA was 2 hours con ed credit and the membership learned about what is happening in our town and different closing cost assistance available through the city.   Dr. Mark Perry was the high light of the April meeting explaining the Genesee County economy.  Please keep in mind these programs are our monthly meetings..

In addition to our local educational classes, National Women’s Council of Realtors® require our President and President Elect to attend classes at conventions and special leadership classes.  Example of leadership classes is the Leadership Academy in Chicago.  I believe the many required classes I took by Women’s Council of Realtors® prepared me for my leadership role as the chapter President 2007, FAAR Board of Directors member and has assisted me my role as the TWIRE Board of Director President.  I have learned more about leadership through Women’s Council of Realtors® than any where else.

• Apr. 26, 2007 - Verify the license of the person you do business with!

 

In today’s real estate world we have run into some ruthless people.  I want to help you avoid this.  Any time you have a contractor, REALTOR®, Brokerage or any business that is suppose to be licensed through the State of Michigan, please use this tool.

 State of Michigan License and Verification On-line Service.

 A licensed real estate agent must be with a brokerage.  If the license is with a school, the licensed person is usually not able to conduct real estate business.  The license is in escrow.  Always check the real estate agents license and the business / brokers license.

• Apr. 25, 2007 - Motion Computing

  I recently purchased a Motion Computing Tablet from Dell.  Motion Computing is it’s own company but you can purchase the system through Dell to use the NAR discount. 

 I love it.  I no longer carry paper to write on.  All my notes for meetings are in a Journal file so I may write, yes write, on the screen for notes.  This system is magical.  I am more organized, my office is paperless and my office products are synced. 

 The Motion Tablet allows me to work just like on a desk top when out of the office.  When I return to the office, I put the information from the Motion PC in my shared document so the information automatically transfers to the desk top.  I also take information from the desktop and put in the Motion tablet.  All transactions are scanned, put in shared files then saved.   I can in the field with the Cannon portable.

 I use Plaxo from AOL so my contacts, calendar and tasks are always in sync.  The Motion tablet includes Bluetooth, Inferred and more….  Easy to sync with the TREO.

Now many families can enjoy the stability of PrivateMI's predictable monthly premium and deduct those premiums when they file their taxes. Families with a household income of $100,000 or less will be able to deduct the full premium cost of PrivateMI in 2007, while families earning up to $109,000 can qualify for a reduced deduction.

• Apr. 23, 2007 - Women's Council of Realtors Mega Networking Conference Florida 2007

 

I went to Mega Conference in Fort Lauderdale Fl.

            My Opinion.  This activity would be wonderful for a President Elect.  I as a President enjoyed the networking; however, I do wish I had the networking classes offered before I became president of the chapter.

            Overview:  Networking…Education about approaching people standing alone. 

When in a room of people, focus on the person you are with.  Don’t look around to see who else is in the room.

Don’t answer your cell phone, most have voice mail.

Take the Blue Tooth out of your head J

Small talk starts about objects then leads to personal.  Conversation is 2 way.  Statement, Question then reveal about you.  You must reveal about yourself so the conversation don’t turn into an interrogation.

 Podcast, Blogs and More….these are the networking tools of the 21st century.  Your clients you don’t know yet are watching you on your website and blog.  They want to know you before they call you.

 Free Blogs are available Realtown.com and bloggingsystems.com.  Activerain.com is a blog for the realtor community.  Personally, I like a blog I can use categories on.

 RRS feeds are HOT!  You don’t know when someone gets an RSS feed from your blog.  Every time you blog, the feed is sent to the possible clients email.

 Make still shots seem like they are moving with Microsoft’s photo story.

 Setting Action Plans… Smart Plan

S-Specific

M-Measurable

A-Achievable

R-Realistic

T-Timed

Leaders should set specific goals to be accomplished for their year.  Keep the action plan visible.  Make sure the team knows the goals and is recognized for the accomplishments.

• Apr. 21, 2007 - Spring Meeting April 20th 2007

  I went to the Women’s Council of Realtors® Spring meeting Friday 4/20/07.  These approximate statistics were given:

            GM Paid Medical Leave         7000 people

            GM Job Bank                        8000 people

            GM Lay Off                           5000 people

            GM Union Officials                1500 people

                                                            21,000 people, paid non production people

             Toyota                                     28,000 total work force.

 How can GM compete?The spring meeting included an update from Bill Martin.  He stated any tax increases at this time scheduled for review are Real Estate friendly to the purchaser, seller and all involved in transactions. 

  He talked about the current infrastructures’ in our township and county governments.  Most infrastructures are still operating as originally built.  The infrastructures must change to accommodate growing public needs.  Infrastructure includes the way the governments are currently controlled and the taxation process.

Many people didn’t know the government was attempting to pass a bill that allowed property taxes to the same for 18 months after purchase.  The bill was voted down. The fear was, after 18 months the taxes would adjust out of control.   Another reason for the defeat was the transfer tax on the sale of the property would go up as well.
